What the corridor covers
This guide covers the commercial and high-rise spine of Buckhead along Peachtree Road, from Buckhead Village north to Lenox Square and Phipps Plaza. It is a descriptive grouping, not a legal boundary. On the City’s map it falls in Neighborhood Planning Unit B, and the official neighborhoods it takes in include Buckhead Village, Buckhead Forest, Buckhead Heights and Lenox.
Where the corridor sits
- NPU B includes 16 official neighborhoods: Brookhaven, Buckhead Forest, Buckhead Heights, Buckhead Village, East Chastain Park, Garden Hills, Lenox, Lindbergh/Morosgo, North Buckhead, Peachtree Heights East, Peachtree Heights West, Peachtree Hills, Peachtree Park, Pine Hills, Ridgedale Park and South Tuxedo Park. City of Atlanta, checked 2026-10-19
- The Census Geocoder places all seven buyer-area centre points in the City of Atlanta and Fulton County: Buckhead Village (360 Pharr Rd. area), Tuxedo Road NW, Chastain Memorial Park, Garden Hills Park, Peachtree Battle Avenue NW, Mount Paran Road NW and Lindbergh. Lenox Square, Buckhead MARTA station and North Buckhead Drive NE also fall in the City of Atlanta. U.S. Census Bureau Geocoder, checked 2026-10-19
- The City of Atlanta maps the Buckhead Community Improvement District (CID) as a boundary lying within NPU B, the Peachtree Road / Lenox commercial core. City of Atlanta GIS, checked 2026-10-19
You will see the Buckhead Community Improvement District on signs and maps. It sits inside NPU B, but it is not a government for residents. Your zoning, permits and City tax bill still come from the City of Atlanta.
What the housing is
The Census Bureau’s survey shows how tower-heavy the north end is. These are ZIP-area figures, not Buckhead totals, but ZIP area 30326 around Lenox and Phipps lies entirely inside the City, so it is a fair picture of that end of the corridor.
Housing in the ZIP areas, 2020-2024 ACS
- The 2020-2024 ACS shows very different housing from one ZIP area to the next. In ZCTA 30326 (the Lenox/Phipps area), 92.2% of units are in buildings of 20+ units and 1.5% are detached houses. ZCTA 30327 (northwest Buckhead plus part of Sandy Springs) is 61.2% detached houses, and 78.1% of its occupied homes are owner-occupied. ZCTA 30305 is 25.7% detached houses and 60.2% units in 20+ unit buildings. ZCTA 30342 is 35.8% detached and 33.4% in 20+ unit buildings. U.S. Census Bureau, checked 2026-10-19
- By the 2020-2024 ACS, 74.8% of housing units in ZCTA 30326 were built in 2000 or later: 4.9% in 2020 or later, 33.7% in 2010-2019 and 36.2% in 2000-2009. In ZCTA 30305, 9.5% were built in 1939 or earlier. U.S. Census Bureau, checked 2026-10-19
- Census geography shows that three 'Atlanta' ZIP areas cross city lines. ZCTA 30319 is mostly in Brookhaven: about 11% of its land is in the City of Atlanta, with small parts in Sandy Springs, Chamblee and Dunwoody. By land area, ZCTA 30342 is about 46% City of Atlanta and 54% Sandy Springs, and ZCTA 30327 is about 64% City of Atlanta and 36% Sandy Springs. ZCTAs 30305 and 30326 lie entirely within the City of Atlanta. U.S. Census Bureau, checked 2026-10-19
Read those as shares of a whole ZIP area, never as a fact about a particular building. Single-family streets sit just off the corridor; the Garden Hills and Peachtree Park guide covers the closest of them. We do not publish dues, amenities or price ranges for any building. Those come from the association’s documents and the listing, dated, or not at all.
Getting around
The corridor has two MARTA rail stations, and they sit on different branches of the system.
MARTA on the corridor
- MARTA's Buckhead Station is on the Red Line. It is built between the northbound and southbound lanes of GA 400 and has no parking. Riders enter by a pedestrian bridge at the north end of the concourse or from entrances on Peachtree Road. MARTA, checked 2026-10-19
- MARTA's Lenox Station is on the Gold Line, and the Lenox shopping center is across the street. MARTA says long-term parking at Lenox is temporarily unavailable. MARTA, checked 2026-10-19
- North of Lindbergh Center the two lines split. The Red Line (toward North Springs) serves Buckhead Station and then Medical Center. The Gold Line (toward Doraville) serves Lenox and then Brookhaven/Oglethorpe. To ride between Buckhead Station and Lenox Station, you change trains at Lindbergh. MARTA, checked 2026-10-19
So a ride from Buckhead station to Lenox means changing trains at Lindbergh Center. Buckhead station has no parking, and MARTA says long-term parking at Lenox is temporarily unavailable, so plan on walking, a bus or a drop-off. From the Buckhead Village point we used, Buckhead station is about 1.0 mile on foot, and Lindbergh Center and Lenox are each about 1.6 miles (OSRM walking estimates; your start address changes this).
MARTA's station list gives average train travel times to the Airport: 32 minutes from Buckhead, 30 minutes from Lenox and 26 minutes from Lindbergh. (MARTA, checked 2026-10-19)
PATH400 also runs along GA 400 through this part of Buckhead.
PATH400
- Livable Buckhead says PATH400 follows the spine of GA 400 and, once complete, will be a 5.2-mile greenway for cyclists and pedestrians through Buckhead. It is meant to connect eventually with the Atlanta Beltline to the south and with trails in Sandy Springs and north Fulton County. Livable Buckhead, checked 2026-10-19
- Livable Buckhead says PATH400 is open. It leads the project with the Buckhead Community Improvement District and the PATH Foundation. Livable Buckhead, checked 2026-10-19
| From Buckhead Village to | Drive time with no traffic (OSRM estimate) |
|---|---|
| Midtown (Arts Center station) | about 5 min |
| Downtown (Five Points station) | about 10 min |
| Hartsfield-Jackson Airport (airport center point) | about 30 min |
| Perimeter Center (Perimeter Mall, Dunwoody) | about 15 min |
| Emory University Hospital (Clifton Road) | about 15 min |
| Truist Park and The Battery (Cobb County) | about 15 min |
These are free-flow estimates from one point in the area. They ignore traffic, signals and time of day, so treat them as a floor, not a promise. The Buckhead drive-time board compares all seven areas.
Buying a condo here: the checks
Most purchases on the corridor are condo resales, and Georgia’s condo statute treats a resale very differently from a first sale.
Georgia’s condo document rule
- O.C.G.A. § 44-3-111 (the condo document-delivery rule) applies only to the FIRST bona fide sale of each residential condominium unit for residential occupancy, whoever the seller is. O.C.G.A. (Justia), checked 2026-10-19
- For a covered (first) sale, the contract is voidable by the buyer until at least seven days after the seller delivers the listed documents (floor plan, declaration and amendments, articles and bylaws, any ground lease, long management contracts, budget, and facility leases), and the contract must carry a bold legend saying so. O.C.G.A. (Justia), checked 2026-10-19
If you are buying from an owner rather than the developer, do not count on a seven-day review. Ask for these early and fit your review inside the due-diligence period in your contract:
- The declaration, bylaws and rules, including leasing, pet and parking rules.
- The current budget and the dues for that unit, in writing.
- Any special assessment, approved or under discussion.
- Recent board minutes, for repairs, disputes and planned projects.
- The association’s insurance, and what it leaves for the unit owner to cover.
If you or a later buyer may use an FHA loan, look the building up on HUD’s condominium search instead of taking anyone’s word for it.
HUD's Condominiums search lets anyone look up FHA-approved condominium projects by location, name or status. (HUD, checked 2026-10-19)
Planning to rent the unit some of the time? A City license is only part of the answer, because the declaration can be stricter than the City.
A City of Atlanta short-term rental license may be obtained by an owner or long-term tenant for their primary residence and one additional dwelling unit. Hosts must apply for a license and post the license number (STRL) on all advertisements. (City of Atlanta, checked 2026-10-19)
The Buckhead condos guide and our note on the seven-day rule go further.
The rest of the address check
- ZIP areas 30305 and 30326 lie entirely inside the City, so the mailing-address trap is weakest here. Search the parcel on Fulton County’s qPublic property search and read its tax district before you rely on the mailing address.
- Run the address in the APS School Zone Locator. We never name a zoned school.
- Search the address on FEMA’s Flood Map Service Center.
- If you will live in the unit, file your own homestead exemption, because the seller’s does not pass to you. See property taxes and homestead.
The lookups
- The Fulton County Board of Assessors' 'Property Search' quick link goes to its qPublic (Schneider) parcel search, where a parcel's owner, values and tax district can be checked. Fulton County qPublic, checked 2026-10-19
- Atlanta Public Schools publishes an 'APS School Zone Locator: 2026-27' at maps.apsk12.org. It looks up the zoned elementary, middle and high school for an address, and APS says to call Student Assignment & Records at (404) 802-2233 with questions about a specific residence. Atlanta Public Schools, checked 2026-10-19
- In Fulton, a granted homestead exemption renews automatically while the owner keeps living in the home under the same ownership. If the deed changes, the exemption is removed and the owner must re-file. Fulton County Board of Assessors, checked 2026-10-19
Places on the corridor
These are places to find on a map. They are not a reason to buy any particular building.

Questions buyers ask
Does the 7-day right to cancel apply when I buy a Buckhead condo resale?
No. The Condominium Act’s document-delivery rule, with its seven-day voidable period, applies only to the first sale of each unit. On a resale, get the documents inside your contract’s due-diligence period.
