Listings and area guides often name schools for a whole neighborhood. We do not. The APS locator answers one address at a time, and APS is changing its zones. The steps below get you the answer from APS for the home you are looking at.
First, confirm the city and the district
For 2026 Fulton County announced two new homestead exemptions: one for homeowners in the Fulton County School District and one for homeowners in the Atlanta Public Schools area. Assessors apply them automatically to qualifying owners who already have a basic exemption. (Fulton County, checked 2026-10-19)
As that notice shows, Fulton County has more than one public school district. An “Atlanta” mailing address can belong to a parcel in Sandy Springs or Brookhaven. Confirm the parcel first with is it in Buckhead, then use the locator for the district that serves it. This page covers APS.
How to use the APS School Zone Locator
Atlanta Public Schools publishes an 'APS School Zone Locator: 2026-27' at maps.apsk12.org. It looks up the zoned elementary, middle and high school for an address, and APS says to call Student Assignment & Records at (404) 802-2233 with questions about a specific residence. (Atlanta Public Schools, checked 2026-10-19)
- Open the APS School Zone Locator.
- Type the full street address from the parcel record, not the listing’s shorthand.
- Read the elementary, middle and high school the locator returns, and save a dated screenshot.
- Check the school year printed on the locator, so you know which year’s zones you are looking at.
- If the result is unclear, or the home sits near a zone line, call APS Student Assignment & Records with the address.
- Run the locator again after APS adopts its new zones for 2027-28.
APS's locator disclaimer says APS is not liable for errors in the zone data or for actions taken in reliance on it. (Atlanta Public Schools, checked 2026-10-19)
Because APS does not stand behind the locator’s data, call to confirm what it shows. If schools are part of why you are buying, write the question into your due-diligence period and get the answer from APS, in writing if you can.
The North Atlanta cluster
APS lists nine cluster advisory groups: Carver, Douglass, Jackson, Mays, Midtown, North Atlanta, South Atlanta, Therrell and Washington. (Atlanta Public Schools, checked 2026-10-19)
APS's 2026-2027 North Atlanta Cluster Advisory Team lists eight schools: Bolton Academy, E. Rivers Elementary, Garden Hills Elementary, Morris Brandon Elementary, Sarah Smith Elementary, W. T. Jackson Elementary, Sutton Middle and North Atlanta High. (Atlanta Public Schools, checked 2026-10-19)
An older table on APS's facilities pages names North Atlanta cluster campuses, including Brandon Primary, Smith Intermediate, Jackson Primary and Sutton Sixth Grade Academy, so several of these schools run on more than one campus. (Atlanta Public Schools, checked 2026-10-19)
Those are the schools APS lists for the North Atlanta cluster’s advisory team. The list does not say which streets each school serves, and we have not confirmed which clusters serve every Buckhead street. Do not assume an address belongs to this cluster, or to any one school in it, until the locator says so.
Zones are changing for 2027-28
APS Forward 2040
- In December 2025 the Atlanta Board of Education unanimously approved Phase 1 of APS Forward 2040, its long-range facilities plan, which approved closing six schools in Fall 2027. Atlanta Public Schools, checked 2026-10-19
- As Phase 2 of APS Forward 2040, APS is updating school attendance zones for the 2027-2028 school year. It planned to bring a recommendation to the Board in November for a first read, with a vote on December 7. New zones would take effect in August 2027. Atlanta Public Schools, checked 2026-10-19
APS says it applies Board Policy AD criteria to zones, including utilization, proximity, traffic, safety, neighborhood cohesion and access to instructional programs, and that these criteria often conflict. (Atlanta Public Schools, checked 2026-10-19)
For a buyer, two answers matter: what the locator says today, and what it says after the new zones are adopted. If you are buying for a child who will start or change schools from August 2027, ask APS about the proposed zones as well as the current ones. APS posts updates on its APS Forward 2040 page, and our journal follows the process in APS school zones changing in Buckhead.
Atlanta Public Schools' main office is at 130 Trinity Ave. SW, Atlanta, GA 30303; phone 404-802-3500. (Atlanta Public Schools, checked 2026-10-19)
A timeline for buyers
- Now: the locator shows the current zones. Use it for every address you consider.
- November: APS planned to bring its zone recommendation to the Board for a first read. Read it for the addresses on your list.
- December 7: the planned Board vote. After it, ask APS how the adopted zones apply to the home you are buying.
- August 2027: new zones take effect, per APS.
Questions to ask APS about one address
- Which elementary, middle and high school serve this exact address today?
- Does the proposed 2027-28 map change any of them?
- If the school runs on more than one campus, which campus would my child attend?
- Does APS need any documents from me to enroll at this address?
Private schools in and near Buckhead
Several private schools have campuses in and around Buckhead. We list them as places: the address each school publishes and where the Census geocoder puts it. Admission runs through each school, not by address, and we make no comparison between them.
