Buckhead · City of Atlanta · Fulton County

Buckhead, Atlanta homes for sale, from the towers to the trees.

Buckhead, Atlanta homes for sale come in two kinds: condos in the towers along Peachtree Road, and houses on the tree-lined residential streets off West Paces Ferry Road, around Chastain Park and along Peachtree Creek. Buckhead is a district of the City of Atlanta in Fulton County, not a separate city. This guide covers seven buyer areas, current MLS listings and the checks that decide a deal here.

Two Buckheads

A condo on Peachtree, or a house under the canopy.

Buckhead is one district of the City of Atlanta with two very different housing markets. On the Peachtree Road corridor most homes are condos in towers; off West Paces Ferry and around Chastain Park they are houses on wooded streets. Each one is bought with different paperwork.

A cluster of glass and stone high-rises of mixed heights rising out of a dense green tree canopy, with forested land running to the horizon under a pale blue sky.

Condo buyers here judge the building as much as the unit: its documents, its budget, its leasing rules and its FHA status.

By the 2020-2024 ACS, 74.8% of housing units in ZCTA 30326 were built in 2000 or later: 4.9% in 2020 or later, 33.7% in 2010-2019 and 36.2% in 2000-2009. In ZCTA 30305, 9.5% were built in 1939 or earlier. Source: U.S. Census Bureau

Buying under the canopy

House buyers here plan around the lot: the City’s tree permits, the parcel’s real city limits and the zoned schools for the exact address.

Under Atlanta's tree ordinance, no one may remove, destroy or 'impact' a regulated tree on private property without a permit from the City Arborist. On private property, a regulated tree is any non-pine tree 6 inches or more in diameter at breast height (DBH), or any pine 12 inches or more. Source: City of Atlanta

The Peachtree spine

Seven ways to live in Buckhead.

From the towers at Lenox to the creekside streets by Memorial Park, each part of Buckhead buys differently. The map below is drawn from OpenStreetMap, with one pin for each buyer area.

Buckhead is part of the City of Atlanta, in Fulton County. A point at the heart of Buckhead (near Peachtree Rd. and Roswell Rd.) falls inside 'Atlanta city' (Census place 1304000) and Fulton County (13121). (U.S. Census Bureau Geocoder, checked 2026-10-19)

The Peachtree spine: a simplified map of Buckhead for home buyers Simplified from OpenStreetMap. Peachtree Road runs from the south-west, by Peachtree Creek, up through Buckhead Village to Lenox and Phipps in the north-east. GA 400 runs north and south on the east side; I-75 crosses the west side. West Paces Ferry Road heads west from Buckhead Village and Roswell Road north toward Chastain Park and Sandy Springs. The commercial and high-rise spine of Buckhead along Peachtree Road, from Buckhead Village up to Lenox Square and Phipps Plaza, with two MARTA rail stations on different lines.

  • Mostly mid- and high-rise condos
  • Buckhead (Red) and Lenox (Gold) stations
  • Buckhead Village to Phipps

Trade-off: Most homes here are condos, so the building’s documents, budget and FHA status matter as much as the unit; Buckhead and Lenox stations are on different MARTA lines.

Residential streets around Tuxedo Road and West Paces Ferry Road, home to the Georgia Governor's Mansion and the Atlanta History Center.

  • Governor’s Mansion
  • Atlanta History Center
  • City tree permits apply

Trade-off: Car-dependent: the centre point is about 2.5 miles on foot from the nearest rail station, and removing a regulated tree needs a City Arborist permit.

Neighborhoods around Chastain Park, the large City park with an amphitheatre, golf, tennis and a horse park, on the north edge of the City where Sandy Springs begins.

  • 268-acre City park
  • Sandy Springs line nearby
  • No rail nearby

Trade-off: It sits near the Sandy Springs city line, so confirm on the parcel record that a home is in the City of Atlanta; the nearest rail station is about 3.2 miles on foot.

  • About a mile on foot to Lindbergh
  • Older housing stock in 30305
  • Close to Buckhead Village

Trade-off: ZIP 30305 mixes older houses with large apartment and condo buildings, so a street can change character quickly; check each parcel and the City tree rules before you plan work.

  • Up to the Sandy Springs line

Trade-off: No practical rail access, and parts of ZIP 30327 are in Sandy Springs, so an “Atlanta, GA 30327” address still needs a parcel check.

Which part of Buckhead fits you?

Four questions. We score seven parts of Buckhead against your answers and show you the best three, with the trade-off for each.

1 / 4 What matters most in your next home?
2 / 4 What kind of home are you looking for?
3 / 4 Will you ride MARTA rail?
4 / 4 Where do you drive most often?

Scores are our editorial reading of each area’s sourced character, explained in each area guide; drive answers are ranked from OSRM estimates with no traffic. Buckhead ZIP codes cross into Sandy Springs and Brookhaven, so check the parcel of the home you like.

01

City or not

An “Atlanta, GA” address is not proof of the City.

USPS agreed in 2026 to make 'Sandy Springs' the default mailing city for municipal (Sandy Springs) addresses in ZIP Codes 30319, 30327, 30328, 30338, 30339, 30342 and 30350. Three of those ZIPs (30319, 30327, 30342) also serve parts of Buckhead, so a ZIP alone does not tell you the city.

Schools

School zones change for 2027-28.

As Phase 2 of APS Forward 2040, APS is updating school attendance zones for the 2027-2028 school year. It planned to bring a recommendation to the Board in November for a first read, with a vote on December 7. New zones would take effect in August 2027.

Taxes

The seller’s homestead leaves with the deed.

In Fulton, a granted homestead exemption renews automatically while the owner keeps living in the home under the same ownership. If the deed changes, the exemption is removed and the owner must re-file.

MARTA

Buckhead and Lenox are on different lines.

North of Lindbergh Center the two lines split. The Red Line (toward North Springs) serves Buckhead Station and then Medical Center. The Gold Line (toward Doraville) serves Lenox and then Brookhaven/Oglethorpe. To ride between Buckhead Station and Lenox Station, you change trains at Lindbergh.

Straight answers, with the source.

The questions Buckhead buyers ask most, answered from city, county, state and federal pages.

Is Buckhead its own city?

No. Buckhead is part of the City of Atlanta, in Fulton County. The Census Bureau counts it inside Atlanta city; it is not a separate Census place.

Source: U.S. Census Bureau Geocoder

Does an “Atlanta, GA” address in Buckhead mean the home is in the City of Atlanta?

Not always. ZIP codes 30319, 30327 and 30342 also serve Sandy Springs, and in 2026 USPS agreed to make Sandy Springs the default mailing city for Sandy Springs addresses in those ZIPs. Check the parcel’s tax district.

Do I need a permit to cut down a tree on my Buckhead lot?

Usually, yes. On private property in Atlanta, removing or impacting any non-pine tree 6 inches or more in diameter, or any pine 12 inches or more, needs a permit from the City Arborist.

Which schools serve a Buckhead address?

Check the exact address in APS’s School Zone Locator, which returns the zoned elementary, middle and high school. APS asks you to call Student Assignment & Records with questions about a specific residence.

When is the homestead deadline in Fulton County?

Fulton accepts homestead applications all year, but they must be filed on or before April 1 to count for the current tax year. Later applications apply to the next year.
