Living here

Living in Buckhead, Atlanta: A Buyer’s Guide

The short answer

Living in Buckhead means living in the City of Atlanta: City taxes and services, City tree and rental rules, and a seat in one of three Neighborhood Planning Units. The district has Chastain Park, the second-largest park in Atlanta by land area, the PATH400 greenway, the Atlanta History Center, the Governor’s Mansion and three MARTA rail stations.

This guide is written for someone deciding whether to buy here. It covers what comes with a Buckhead address: the government, the parks and trails, the landmarks and the transit. For homes and listings, see Buckhead homes for sale.

A City of Atlanta address

Buckhead is part of the City of Atlanta, in Fulton County. A point at the heart of Buckhead (near Peachtree Rd. and Roswell Rd.) falls inside 'Atlanta city' (Census place 1304000) and Fulton County (13121). (U.S. Census Bureau Geocoder, checked 2026-10-19)

Your City of Atlanta parcel is taxed by the City, and City rules on trees and short-term rentals apply to it. If a listing reads “Atlanta” but you are not sure the parcel is in the City, check it first with is it in Buckhead.

Neighborhood Planning Units and council districts

The City of Atlanta is divided into 25 Neighborhood Planning Units (NPUs), lettered A through Z (there is no U). Each NPU groups several official neighborhoods. (City of Atlanta, checked 2026-10-19)

Atlanta City Council districts covering the Buckhead NPUs: NPU A is in District 8; NPU B spans Districts 6, 7 and 8; NPU C spans Districts 8 and 9. (City of Atlanta, checked 2026-10-19)

NPU A and NPU B each meet on the first Tuesday of the month at 7:00 pm; NPU C meets the first Tuesday at 6:45 pm (per the City's NPU directory, June 2026). (City of Atlanta, checked 2026-10-19)

Reading the agendas for your NPU is one way to see what is planned near a street. Confirm meeting times on the City’s NPU contacts page, and see Buckhead neighborhoods for which neighborhood sits in which NPU.

Rules that come with the address

City rules buyers ask about

  • Under Atlanta's tree ordinance, no one may remove, destroy or 'impact' a regulated tree on private property without a permit from the City Arborist. On private property, a regulated tree is any non-pine tree 6 inches or more in diameter at breast height (DBH), or any pine 12 inches or more. City of Atlanta, checked 2026-10-19
  • A City of Atlanta short-term rental license may be obtained by an owner or long-term tenant for their primary residence and one additional dwelling unit. Hosts must apply for a license and post the license number (STRL) on all advertisements. City of Atlanta, checked 2026-10-19
  • As of the City's June 2026 page, the short-term rental enforcement date 'has been extended'. The STRL appeal process begins on the enforcement date. Applications are taken through the online portal with no deadline. City of Atlanta, checked 2026-10-19

If you might rent a home short term, read the City’s short-term rental page and any HOA or condo rules first. The tree rules are on tree permits and NPUs.

Parks and greenspace

Chastain Park

Chastain Park

  • The September 2025 Discover Chastain plan, developed for the Chastain Park partners and the City of Atlanta, calls Chastain Park Atlanta's second-largest park by land area at 268 acres (Westside Park is the largest) and by far the largest park in North Atlanta. Chastain Park Conservancy, checked 2026-10-19
  • The Discover Chastain plan lists uses inside Chastain Park, including tennis, a pool, an arts center, an amphitheatre, a playground, a horse park, the Galloway School and City of Atlanta golf. Several are run by partner organizations under leases or MOUs with the City of Atlanta. Chastain Park Conservancy, checked 2026-10-19
  • Chastain Park Conservancy says its Palisades Project will open nearly 30 acres of new greenspace, with trails, overlooks, natural play areas and connections to Nancy Creek. Chastain Park Conservancy, checked 2026-10-19

Chastain is the second-largest park in Atlanta by land area, after Westside Park. Several of its facilities are run by partner organizations, so check each one’s own schedule and fees. The Palisades greenspace is planned; the Conservancy describes what it will open, not what is open now.

Along Peachtree Creek and Nancy Creek

OpenStreetMap maps Bitsy Grant Tennis Center next to Atlanta Memorial Park, along Peachtree Creek west of Northside Drive. The Census Geocoder places both points in the City of Atlanta, Fulton County. (OpenStreetMap, checked 2026-10-19)

Blue Heron Nature Preserve, at 4055 Roswell Road NE, Atlanta, GA 30342, says it is in Atlanta's North Buckhead neighborhood. It describes a 3-mile Blueway Trail through 30 acres of woodlands, wetlands, riparian areas and meadows. (Blue Heron Nature Preserve, checked 2026-10-19)

Bobby Jones Golf Course lists its address as 2205 Northside Drive NW, Atlanta, GA 30305. The course says it has a reversible course designed by Bob Cupp (Azalea and Magnolia nines) and is home to the Georgia Golf Hall of Fame. (Bobby Jones Golf Course, checked 2026-10-19)

PATH400 and the Buckhead Collection

PATH400

  • Livable Buckhead says PATH400 follows the spine of GA 400 and, once complete, will be a 5.2-mile greenway for cyclists and pedestrians through Buckhead. It is meant to connect eventually with the Atlanta Beltline to the south and with trails in Sandy Springs and north Fulton County. Livable Buckhead, checked 2026-10-19
  • Livable Buckhead says PATH400 is open. It leads the project with the Buckhead Community Improvement District and the PATH Foundation. Livable Buckhead, checked 2026-10-19
  • Livable Buckhead calls PATH400 the first step toward the Buckhead Collection, a planned network of 106 acres of parks and trails. Livable Buckhead, checked 2026-10-19

PATH400 is a planned 5.2-mile greenway along GA 400. Its link to the Beltline is a plan, not a finished connection. Livable Buckhead, which leads the project with the Buckhead CID and the PATH Foundation, is a nonprofit, not a City agency.

The organizations behind it

  • Livable Buckhead is a nonprofit organization whose stated mission is to make Buckhead a place where people want to live and businesses want to operate. Its site features the PATH400 trail. Livable Buckhead, checked 2026-10-19
  • The Buckhead CID describes its work as improving traffic mobility, the pedestrian environment and access to public transit in response to Buckhead's largely car-based growth. Buckhead CID, checked 2026-10-19
  • The City of Atlanta maps the Buckhead Community Improvement District (CID) as a boundary lying within NPU B, the Peachtree Road / Lenox commercial core. City of Atlanta GIS, checked 2026-10-19

History and landmarks

The Atlanta History Center's Buckhead Campus is at 130 West Paces Ferry Road NW. Its site advertises '33 Acres, One Ticket' and lists the Swan House among its attractions. The Census Geocoder places the address in the City of Atlanta. (Atlanta History Center, checked 2026-10-19)

The Georgia Governor's Mansion is at 391 West Paces Ferry Road NW, Atlanta. The State says it is a three-floor, 30-room Greek Revival home built in 1967 on about 18 acres, designed by A. Thomas Bradbury and officially opened January 1, 1968, and that it is open to the public for tours. (State of Georgia, checked 2026-10-19)

The Mansion is open for public tours. See the State’s Governor’s Mansion page for how to book.

Local lore holds that in 1838 a hunter hung a deer's head in front of Irby's Tavern near today's Buckhead Triangle. The Irby family's area was shown on maps as Irbyville until people began calling it Buckhead. (Digital Library of Georgia, checked 2026-10-19)

The deer’s-head story is local lore, not a documented event, which is why the marker and this page call it that.

Shopping districts

Peachtree Road shopping

  • OpenStreetMap gives Lenox Square's address as 3393 Peachtree Road NE (30326) and Phipps Plaza's as 3500 Peachtree Road NE (30326). The Census Geocoder places both points in the City of Atlanta, Fulton County. OpenStreetMap, checked 2026-10-19
  • Buckhead Village District lists its address as 3035 Peachtree Rd NE, Atlanta, GA 30305. The Census Geocoder places it in the City of Atlanta. Buckhead Village District, checked 2026-10-19

Lenox Square sits across the street from Lenox MARTA station. The stores change, so we do not list them; each center’s own site has the current directory.

Getting around

MARTA in Buckhead

  • MARTA's Buckhead Station is on the Red Line. It is built between the northbound and southbound lanes of GA 400 and has no parking. Riders enter by a pedestrian bridge at the north end of the concourse or from entrances on Peachtree Road. MARTA, checked 2026-10-19
  • MARTA's Lenox Station is on the Gold Line, and the Lenox shopping center is across the street. MARTA says long-term parking at Lenox is temporarily unavailable. MARTA, checked 2026-10-19
  • MARTA's Lindbergh Center is on both the Red and Gold Lines. It is the transfer point between the North Springs (Red Line) and Doraville (Gold Line) branches, and it has local and regional bus connections. MARTA, checked 2026-10-19

Buckhead and Lenox stations are on different lines, so to ride between them you change at Lindbergh Center. The MARTA stations page has schedules, and our drive-times page has no-traffic estimates from each area.

Hospitals near the Red Line

Medical Center station

  • MARTA's Medical Center station is on the Red Line. MARTA lists three hospitals nearby: Northside, St. Joseph's, and Children's Healthcare of Atlanta at Scottish Rite. MARTA, checked 2026-10-19
  • North of Lindbergh Center the two lines split. The Red Line (toward North Springs) serves Buckhead Station and then Medical Center. The Gold Line (toward Doraville) serves Lenox and then Brookhaven/Oglethorpe. To ride between Buckhead Station and Lenox Station, you change trains at Lindbergh. MARTA, checked 2026-10-19
  • Two nearby MARTA stations are outside the City of Atlanta. The Census Geocoder places the Brookhaven/Oglethorpe station point in Brookhaven (DeKalb County) and the Medical Center station point in Sandy Springs (Fulton County). It places Perimeter Mall in Dunwoody (DeKalb County). U.S. Census Bureau Geocoder, checked 2026-10-19

Medical Center is the next Red Line stop after Buckhead station, and the geocoder puts it in Sandy Springs. We do not call it a Buckhead station, but it is close enough to matter if you work at one of those hospitals.

Flood maps

FEMA's Flood Map Service Center (msc.fema.gov) is the official public source for flood maps; buyers can search a specific address there. (FEMA, checked 2026-10-19)

Some of the parks on this page sit along creeks. We do not say whether any street or lot is in a flood zone. Look up the exact address on the FEMA map before you offer, and ask for a flood insurance quote if the map calls for one.

The housing

Housing by ZIP area

  • The 2020-2024 ACS shows very different housing from one ZIP area to the next. In ZCTA 30326 (the Lenox/Phipps area), 92.2% of units are in buildings of 20+ units and 1.5% are detached houses. ZCTA 30327 (northwest Buckhead plus part of Sandy Springs) is 61.2% detached houses, and 78.1% of its occupied homes are owner-occupied. ZCTA 30305 is 25.7% detached houses and 60.2% units in 20+ unit buildings. ZCTA 30342 is 35.8% detached and 33.4% in 20+ unit buildings. U.S. Census Bureau, checked 2026-10-19
  • By the 2020-2024 ACS, 74.8% of housing units in ZCTA 30326 were built in 2000 or later: 4.9% in 2020 or later, 33.7% in 2010-2019 and 36.2% in 2000-2009. In ZCTA 30305, 9.5% were built in 1939 or earlier. U.S. Census Bureau, checked 2026-10-19

The ZIP areas differ sharply, from newer high-rise units around Lenox and Phipps to older detached houses. Read the area guides for the streets in each, starting with Buckhead neighborhoods.

This site describes places, rules, roads, buildings and transit. It does not describe the people who live in any part of Buckhead, and it does not rank areas. To judge a street, visit it at different times of day and read the public records for the home.
