Current listings
The cards below come straight from the MLS through Gold Peach Realty, the brokerage behind this guide. Prices, photos and status are the listing agent’s, not ours. The feed is filtered to addresses that read Atlanta, GA, and that label is wider than Buckhead and wider than the City of Atlanta, so open the full record and check the parcel before you get attached to a house.

Which Buckhead this is
This site covers the Buckhead district of the City of Atlanta. Georgia has a separate town called Buckhead, and searches for home values sometimes mix the two, so it helps to know which one a number describes.
Buckhead, Atlanta, and the other Buckhead
- Buckhead is part of the City of Atlanta, in Fulton County. A point at the heart of Buckhead (near Peachtree Rd. and Roswell Rd.) falls inside 'Atlanta city' (Census place 1304000) and Fulton County (13121). U.S. Census Bureau Geocoder, checked 2026-10-19
- Buckhead, Georgia (Census place 1311672) is a separate incorporated town in Morgan County. The 2020 Census counted 194 people there, and it has nothing to do with Atlanta's Buckhead district. U.S. Census Bureau, checked 2026-10-19
Seven areas, two kinds of purchase
Most Buckhead purchases fall into one of two groups. On the Peachtree Road corridor and around Lindbergh you are mostly buying a condo, which means you are also buying into a building’s budget, rules and insurance. Off West Paces Ferry Road, around Chastain Park, through Garden Hills and down along Peachtree Creek you are mostly buying a house, where the parcel record, the trees and the city line do more of the deciding.

Peachtree Road corridor
The commercial and high-rise spine of Buckhead along Peachtree Road, from Buckhead Village up to Lenox Square and Phipps Plaza, with two MARTA rail stations on different lines.
- Mostly mid- and high-rise condos
- Buckhead (Red) and Lenox (Gold) stations
- Buckhead Village to Phipps
Trade-off: Most homes here are condos, so the building’s documents, budget and FHA status matter as much as the unit; Buckhead and Lenox stations are on different MARTA lines.

Tuxedo Park and West Paces Ferry
Residential streets around Tuxedo Road and West Paces Ferry Road, home to the Georgia Governor's Mansion and the Atlanta History Center.
- Governor’s Mansion
- Atlanta History Center
- City tree permits apply
Trade-off: Car-dependent: the centre point is about 2.5 miles on foot from the nearest rail station, and removing a regulated tree needs a City Arborist permit.

Chastain Park and North Buckhead
Neighborhoods around Chastain Park, the large City park with an amphitheatre, golf, tennis and a horse park, on the north edge of the City where Sandy Springs begins.
- 268-acre City park
- Sandy Springs line nearby
- No rail nearby
Trade-off: It sits near the Sandy Springs city line, so confirm on the parcel record that a home is in the City of Atlanta; the nearest rail station is about 3.2 miles on foot.

Garden Hills and Peachtree Park
In-town neighborhoods just south-east of Buckhead Village, about a mile on foot from Lindbergh Center station.
- About a mile on foot to Lindbergh
- Older housing stock in 30305

South Buckhead along Peachtree Creek

Paces, Mt. Paran and Northside
Northwest Buckhead around Paces Ferry Road, Mount Paran Road and Northside Drive, with several private-school campuses and the quickest drive in Buckhead to Truist Park and Cobb County.
- ZIP 30327: 61.2% detached houses
- Quickest drive to Truist Park
- Up to the Sandy Springs line
Trade-off: No practical rail access, and parts of ZIP 30327 are in Sandy Springs, so an “Atlanta, GA 30327” address still needs a parcel check.

07NPU B · the transit hub
Lindbergh along Piedmont Road
Buckhead's southern transit hub around Lindbergh Center, the one MARTA station in Buckhead served by both the Red and Gold lines.
- Lindbergh Center: Red and Gold
- Transfer point between branches
- 26 min average train to the airport
Trade-off: It is Buckhead’s best-connected rail spot, but the area-level housing mix is not published, so judge each building or street on its own documents.

What decides a deal here
Price, bedrooms and square footage are easy to compare on a listing. The things that change a Buckhead purchase are easier to miss, and a listing sheet rarely settles any of them.
City of Atlanta, or not
Atlanta addresses and city lines
- USPS agreed in 2026 to make 'Sandy Springs' the default mailing city for municipal (Sandy Springs) addresses in ZIP Codes 30319, 30327, 30328, 30338, 30339, 30342 and 30350. Three of those ZIPs (30319, 30327, 30342) also serve parts of Buckhead, so a ZIP alone does not tell you the city. City of Sandy Springs, checked 2026-10-19
- Census geography shows that three 'Atlanta' ZIP areas cross city lines. ZCTA 30319 is mostly in Brookhaven: about 11% of its land is in the City of Atlanta, with small parts in Sandy Springs, Chamblee and Dunwoody. By land area, ZCTA 30342 is about 46% City of Atlanta and 54% Sandy Springs, and ZCTA 30327 is about 64% City of Atlanta and 36% Sandy Springs. ZCTAs 30305 and 30326 lie entirely within the City of Atlanta. U.S. Census Bureau, checked 2026-10-19
A mailing address tells you where the mail goes. It does not tell you which city taxes the parcel, zones the lot next door or runs the schools. Near the north edge of Buckhead that difference is real. Look up the parcel’s tax district on Fulton County’s qPublic parcel search before you rely on the address. Our guide to checking whether a home is in Buckhead, Atlanta walks through the lookup.
The condo documents
O.C.G.A. § 44-3-111 (the condo document-delivery rule) applies only to the FIRST bona fide sale of each residential condominium unit for residential occupancy, whoever the seller is. (O.C.G.A. (Justia), checked 2026-10-19)
Almost every condo you buy in Buckhead will be a resale, so the seven-day cancellation period for first sales will not help you. Your due-diligence period has to do that job. Ask for the declaration, bylaws, budget and insurance certificate early and read them before the period ends. The condo buyer’s guide lists what to request and what to look for.
Trees you plan to remove
Under Atlanta's tree ordinance, no one may remove, destroy or 'impact' a regulated tree on private property without a permit from the City Arborist. On private property, a regulated tree is any non-pine tree 6 inches or more in diameter at breast height (DBH), or any pine 12 inches or more. (City of Atlanta, checked 2026-10-19)
If you plan to add on, rebuild or clear part of a yard, the trees can change the budget. Price that work before you offer, not after. The tree permit guide covers the process, and the estate homes guide explains how it plays out on larger properties.
The seller’s homestead does not come with the house
Homestead rules in Fulton County
- In Fulton, a granted homestead exemption renews automatically while the owner keeps living in the home under the same ownership. If the deed changes, the exemption is removed and the owner must re-file. Fulton County Board of Assessors, checked 2026-10-19
- The Fulton County Board of Assessors accepts homestead applications year-round, but they must be filed on or before April 1 to count for the current tax year; later applications apply to the next tax year. Fulton County Board of Assessors, checked 2026-10-19
The seller’s tax bill reflects the seller’s exemptions and any freeze on their assessed value. Yours starts over when the deed changes, and you have to file again. Estimate your own bill from the price you pay. See Buckhead property taxes and homestead for how the filing works.
Why public price figures disagree
Search for Buckhead home values and the first page will show several different numbers. They are rarely measuring the same thing, and none of them is wrong in its own terms.
- Some sites draw Buckhead by ZIP Code. Two of those ZIPs reach into Sandy Springs and one is mostly Brookhaven, so a ZIP figure can include homes in other cities.
- Some report asking prices and others closed sales. Some cover a month, some a year.
- Condos and houses are often blended into one figure, and Buckhead has a lot of both, so a month with more condo sales can move the figure even if no home’s value changed.
- Some pages describe the town of Buckhead in Morgan County, not the Atlanta district.
- An automated estimate for one house is a model’s guess, not an appraisal and not a sale.
We do not publish a Buckhead price figure for that reason. For a real number on a specific home, ask for a comparative market analysis built from recent closed sales of similar homes inside the City of Atlanta, with the sale dates shown.
Schools are an address question
Atlanta Public Schools publishes an 'APS School Zone Locator: 2026-27' at maps.apsk12.org. It looks up the zoned elementary, middle and high school for an address, and APS says to call Student Assignment & Records at (404) 802-2233 with questions about a specific residence. (Atlanta Public Schools, checked 2026-10-19)
Check each address in the APS School Zone Locator rather than trusting a listing remark. The school zones guide explains why, including the attendance-zone changes APS has planned.
Tools for the next step
- Which area fits you: four questions, seven areas, with the trade-off for each.
- Buyer due-diligence checker: the checks that apply to one home, with the office to ask.
- Cost-to-own worksheet: loan, taxes, insurance, dues and utilities from your own numbers.
- Drive times: no-traffic route estimates from each area to Midtown, Downtown and beyond.

Does an “Atlanta, GA” address in Buckhead mean the home is in the City of Atlanta?
Not always. ZIP codes 30319, 30327 and 30342 also serve Sandy Springs, and in 2026 USPS agreed to make Sandy Springs the default mailing city for Sandy Springs addresses in those ZIPs. Check the parcel’s tax district.

Does the 7-day right to cancel apply when I buy a Buckhead condo resale?
