Estate homes and lots

Buckhead Luxury Homes: Estate Homes and Lots

The short answer

Buckhead's estate homes are mostly in the northwest of the district: around Tuxedo Road and West Paces Ferry Road, along Paces Ferry, Mount Paran Road and Northside Drive, and near Chastain Park. Before you offer on one, confirm the parcel is in the City of Atlanta, price any tree removal under the City's 2026 rules, check schools on the APS locator and look up the flood map.

Where the estate streets are

Three of the seven buyer areas in this guide hold most of Buckhead’s larger single-family homes. All three sit in City of Atlanta Neighborhood Planning Unit A, with a few neighborhoods in NPU B, and two of them run up to the Sandy Springs line.

Atlanta addresses that are not in the City

  • Census geography shows that three 'Atlanta' ZIP areas cross city lines. ZCTA 30319 is mostly in Brookhaven: about 11% of its land is in the City of Atlanta, with small parts in Sandy Springs, Chamblee and Dunwoody. By land area, ZCTA 30342 is about 46% City of Atlanta and 54% Sandy Springs, and ZCTA 30327 is about 64% City of Atlanta and 36% Sandy Springs. ZCTAs 30305 and 30326 lie entirely within the City of Atlanta. U.S. Census Bureau, checked 2026-10-19
  • Two addresses written as 'Atlanta, GA' are outside the City of Atlanta, according to the Census Geocoder. 4820 Long Island Dr., Atlanta, GA 30342 is in the City of Sandy Springs (Fulton County). 4047 Peachtree Rd NE, Atlanta, GA 30319 is in the City of Brookhaven (DeKalb County); MARTA gives it as Brookhaven Station's address. U.S. Census Bureau Geocoder, checked 2026-10-19

The city a parcel is in decides who taxes it, who zones it and who issues its permits, including the tree permits below. Look up the parcel on Fulton County’s qPublic parcel search and read its tax district before you write an offer. Our guide to checking whether a home is in Buckhead, Atlanta shows how.

Trees: the City permit and the 2026 recompense

On a large lot, the trees can be the biggest unknown in a renovation budget. Atlanta replaced its tree ordinance in 2025, and the new rules matter to anyone who plans to add on, rebuild or open up a yard.

Atlanta's tree ordinance

  • Atlanta City Council unanimously adopted a new Tree Protection Ordinance (Ordinance 24-O-1691, replacing City Code Chapter 158, Article II) on June 16, 2025. City of Atlanta, checked 2026-10-19
  • The City says the second phase of the Tree Protection Ordinance took effect January 1, 2026. City of Atlanta, checked 2026-10-19
  • Under Atlanta's tree ordinance, no one may remove, destroy or 'impact' a regulated tree on private property without a permit from the City Arborist. On private property, a regulated tree is any non-pine tree 6 inches or more in diameter at breast height (DBH), or any pine 12 inches or more. City of Atlanta, checked 2026-10-19
  • Under the new ordinance, the established recompense value for removing a healthy tree is $140.00 (per diameter inch, per the ordinance's worked example), effective January 1, 2026. From January 1, 2027 it adjusts each year for Atlanta-area inflation (CPI-U). City of Atlanta, checked 2026-10-19

Read those together. A permit is needed before you remove a regulated tree, and removing a healthy one carries a recompense set at $140 per diameter inch for 2026, adjusted for inflation from 2027. On a lot with several large trees in the way of an addition, that can add up quickly, so get the number before you commit to the price.

The City of Atlanta Arborist Division (Department of City Planning) protects the tree canopy on private property. Tree removal is permitted either under a building permit or through an application to remove a dead, dying, diseased or hazardous tree, and properties are posted before removal under building permits so the public can appeal. (City of Atlanta, checked 2026-10-19)

Before you offer on a house you plan to change

  1. Confirm on the parcel record that the home is in the City of Atlanta. If it is in Sandy Springs, different rules apply.
  2. Ask the seller for any tree survey and any past tree permits, and note which trees stand where you want to build.
  3. Have an arborist measure the trees in the way and estimate the recompense at the current rate.
  4. Ask the City’s Arborist Division how a removal for your project would be permitted, under a building permit or a separate application.
  5. Confirm the zoning and any setbacks for the lot with the City before you plan an addition or a new house.
  6. Build the time and cost into your due-diligence period, not after closing.

Tree decisions by a City official can be appealed to the Tree Conservation Commission; the City lists 404-330-6235 for appeal information. (City of Atlanta, checked 2026-10-19)

The tree permit and NPU guide covers the process step by step, and our article on the per-inch recompense explains the 2026 rate.

Public schools: one address at a time

How to check a school zone

  • Atlanta Public Schools publishes an 'APS School Zone Locator: 2026-27' at maps.apsk12.org. It looks up the zoned elementary, middle and high school for an address, and APS says to call Student Assignment & Records at (404) 802-2233 with questions about a specific residence. Atlanta Public Schools, checked 2026-10-19
  • As Phase 2 of APS Forward 2040, APS is updating school attendance zones for the 2027-2028 school year. It planned to bring a recommendation to the Board in November for a first read, with a vote on December 7. New zones would take effect in August 2027. Atlanta Public Schools, checked 2026-10-19

Enter the exact address in the APS School Zone Locator. Do not rely on a street name, a ZIP Code or a listing remark, and keep in mind that APS is redrawing attendance zones. If the parcel turns out to be in Sandy Springs, ask which school district serves it. See Buckhead school zones for more.

Private school campuses in and near the estate areas

Several private schools have campuses in northwest Buckhead. We list them as places with the address each school gives, so you can map a drive. We do not rank them, and a nearby campus says nothing about admission.

Private school campuses (places only)

The Census Geocoder places 4449 Northside Dr. in the City of Atlanta but 4820 Long Island Dr. in the City of Sandy Springs, even though its address reads 'Atlanta, GA 30342'. Holy Spirit Preparatory School, checked 2026-10-19

Note the last entry. One campus with an Atlanta, GA address is in Sandy Springs, which is the same parcel lesson in another form.

Flood maps along the creeks

FEMA's Flood Map Service Center (msc.fema.gov) is the official public source for flood maps; buyers can search a specific address there. (FEMA, checked 2026-10-19)

Some estate streets run close to creeks. Do not take a neighbor’s word or a listing remark on flood risk. Search the exact address on FEMA’s Flood Map Service Center, ask the seller about any flood insurance or past claims, and ask your insurer for a quote before the due-diligence period ends.

Taxes start over at the sale

On a higher-priced home the gap between the seller’s bill and yours can be large. The seller’s exemptions and any freeze on the assessed value end at the deed change, and the new assessment follows what you paid.

Homestead after a sale

  • In Fulton, a granted homestead exemption renews automatically while the owner keeps living in the home under the same ownership. If the deed changes, the exemption is removed and the owner must re-file. Fulton County Board of Assessors, checked 2026-10-19
  • The City of Atlanta's own floating homestead exemption (the 'Base Freeze', from 2019's HB 820, approved by Atlanta voters) limits the yearly taxable increase in a homestead's assessment to 2.6% over the lowest base-year value, for City taxes. City of Atlanta, checked 2026-10-19

File your own homestead application, and estimate your bill from your price on the cost-to-own worksheet.

What this guide does not say

We do not publish prices, lot sizes, street access arrangements or covenants for any street, because we found no source that settles them. For a specific property, ask the listing agent for the survey, the recorded plat and any recorded covenants, and have your closing attorney review them.

Questions buyers ask

Do I need a permit to cut down a tree on my Buckhead lot?

Usually, yes. On private property in Atlanta, removing or impacting any non-pine tree 6 inches or more in diameter, or any pine 12 inches or more, needs a permit from the City Arborist.
