APS school zones are changing: what Buckhead buyers should check now

The short answer

Yes, they are changing. Under APS Forward 2040, Atlanta Public Schools is updating attendance zones for the 2027-2028 school year, with new zones planned to take effect in August 2027. Before you buy in Buckhead, check the exact address in the APS School Zone Locator, save the result with the date, and ask Student Assignment & Records whether the address is part of the update.

Many buyers start a Buckhead search with a school in mind. Right now that takes more care than usual. Atlanta Public Schools has approved the first phase of a long-range facilities plan and is redrawing attendance zones, so the schools the locator shows for an address today may change after you move in.

In December 2025 the Atlanta Board of Education unanimously approved Phase 1 of APS Forward 2040, its long-range facilities plan, which approved closing six schools in Fall 2027. (Atlanta Public Schools, checked 2026-10-19)

As Phase 2 of APS Forward 2040, APS is updating school attendance zones for the 2027-2028 school year. It planned to bring a recommendation to the Board in November for a first read, with a vote on December 7. New zones would take effect in August 2027. (Atlanta Public Schools, checked 2026-10-19)

If the Board keeps to that schedule, a buyer closing this winter or next spring will be buying around the time of the vote and moving in months before the new zones start. The plan and the meeting materials are on the APS Forward 2040 page, and the recommendation itself is the document to read when it is published.

Dates move. Check the Forward 2040 page before you rely on any of them, and note the date you checked.

What APS weighs when it draws zones

APS says it applies Board Policy AD criteria to zones, including utilization, proximity, traffic, safety, neighborhood cohesion and access to instructional programs, and that these criteria often conflict. (Atlanta Public Schools, checked 2026-10-19)

APS says plainly that these criteria often conflict. Take that as a warning: no one can tell you in advance how a particular street will come out, and you should be wary of anyone who claims to. Proximity is only one item on the list, so the nearest school on a map is not always the one the locator returns, today or after the update. Building capacity, traffic and keeping neighborhoods together can all pull a line somewhere you would not expect.

How to use the locator now

Atlanta Public Schools publishes an 'APS School Zone Locator: 2026-27' at maps.apsk12.org. It looks up the zoned elementary, middle and high school for an address, and APS says to call Student Assignment & Records at (404) 802-2233 with questions about a specific residence. (Atlanta Public Schools, checked 2026-10-19)

APS's locator disclaimer says APS is not liable for errors in the zone data or for actions taken in reliance on it. (Atlanta Public Schools, checked 2026-10-19)

  1. Open the APS School Zone Locator and enter the full street address of the home, not a neighborhood name or a nearby intersection.
  2. Write down the elementary, middle and high school it returns, and save a screenshot with the date. The locator is labeled 2026-27, so it shows current zones, not the 2027-28 ones.
  3. Call Student Assignment & Records with the address and ask whether it is in an area under review for 2027-28.
  4. If the locator returns nothing, check whether the parcel is inside the City of Atlanta. An “Atlanta, GA” mailing address may sit in Sandy Springs or Brookhaven; our article on checking the parcel shows how.

Because of the disclaimer, treat the locator as the starting point and the phone call as the confirmation. Write down who you spoke to and what they said.

For a condo, enter the building’s street address. Some towers and complexes front more than one street, so if the listing and the building sign disagree, try both and ask APS which one it uses.

Clusters, campuses and closings

APS lists nine cluster advisory groups: Carver, Douglass, Jackson, Mays, Midtown, North Atlanta, South Atlanta, Therrell and Washington. (Atlanta Public Schools, checked 2026-10-19)

APS organizes its schools into clusters. Which cluster an address falls in is a locator question, and we do not assign whole neighborhoods to one, because a single neighborhood can be split and the lines are being redrawn.

Phase 1 of the plan approved closing six schools in Fall 2027, and the Forward 2040 page is where to find which ones. If the locator returns a school for your address, check whether it is on that list and, if so, ask where students at that address are expected to go.

Questions to ask before you buy

  • Which schools does the locator show for this exact address today, and on what date did you check?
  • Is the address in an area that APS has proposed to move in the 2027-28 zone update?
  • Is any school the locator returns among the six that Phase 1 approved for closing?
  • Has the Board taken its first read or its vote yet, and have you read the recommendation?
  • If the final zones move the address to a different school, does that change your decision or your timing?

Get your answers inside the due-diligence period, while you can still act on them. If the vote is still ahead of you, decide in advance how much the result would matter.

If you are selling in the meantime

Sellers face the same uncertainty from the other side. Describe the schools the locator shows today with the date you checked, say that APS is updating zones for 2027-28, and point buyers to the locator and to Student Assignment & Records rather than promising a school. Our selling guide covers the rest of the listing paperwork.

Private schools are a separate question

Private schools do not use APS attendance zones, so none of the above changes them. If you are weighing one, the school’s own admissions office is the source. We list private schools in Buckhead as places, with their addresses, and do not rank them.

Atlanta Public Schools' main office is at 130 Trinity Ave. SW, Atlanta, GA 30303; phone 404-802-3500. (Atlanta Public Schools, checked 2026-10-19)

If schools are part of your decision, an agent can keep the address list and the APS timeline side by side while you shop. See how Gold Peach Realty works with buyers for what that looks like.
