Most buyers read the last line of an address and move on. In north Buckhead that habit can mislead you. Three ZIP codes that carry Buckhead mail also carry mail for homes in other cities, and the city name the Post Office prints was never the legal test in the first place.
The Census Bureau says the Post Office 'city' name in a mailing address may differ from the legal municipality where a home actually sits; jurisdiction follows physical location, not the mailing city. (U.S. Census Bureau, checked 2026-10-19)
That rule applies anywhere in the country. Around Buckhead it matters more than usual, because two separate cities share ZIP codes with the City of Atlanta, and because the Post Office agreed in 2026 to change how one of them is labeled.
What the Post Office agreed to change
USPS agreed in 2026 to make 'Sandy Springs' the default mailing city for municipal (Sandy Springs) addresses in ZIP Codes 30319, 30327, 30328, 30338, 30339, 30342 and 30350. Three of those ZIPs (30319, 30327, 30342) also serve parts of Buckhead, so a ZIP alone does not tell you the city. (City of Sandy Springs, checked 2026-10-19)
Read it closely. The change covers addresses inside the City of Sandy Springs: those homes get “Sandy Springs” as their default mailing city. The City of Sandy Springs announcement says nothing about how mail for City of Atlanta homes in the same ZIP codes will be labeled, and we found no source that does. Listings, old deeds and seller paperwork written before the change can still show a Sandy Springs home as “Atlanta, GA”, so the mailing line tells you even less than it did.
Two separate cities next door
- Sandy Springs is a separate incorporated city; its mayor said the city marked 20 years of incorporation on December 1, 2025. City of Sandy Springs, checked 2026-10-19
- Brookhaven is a separate city in DeKalb County, incorporated in 2012, immediately northeast of Atlanta. City of Brookhaven, checked 2026-10-19
How much of each ZIP is in the City of Atlanta
Census geography shows that three 'Atlanta' ZIP areas cross city lines. ZCTA 30319 is mostly in Brookhaven: about 11% of its land is in the City of Atlanta, with small parts in Sandy Springs, Chamblee and Dunwoody. By land area, ZCTA 30342 is about 46% City of Atlanta and 54% Sandy Springs, and ZCTA 30327 is about 64% City of Atlanta and 36% Sandy Springs. ZCTAs 30305 and 30326 lie entirely within the City of Atlanta. (U.S. Census Bureau, checked 2026-10-19)
Those shares are land area, measured on Census ZIP Code Tabulation Areas. ZCTAs are built to approximate postal ZIP codes, not to match them line for line, so use the numbers to decide when to be careful. A listing in 30327 or 30342 sits in a ZIP that is split with Sandy Springs. A listing in 30319 sits in a ZIP that is mostly Brookhaven, across the county line in DeKalb. Census geography puts 30305 and 30326 wholly inside the City, but the parcel record is still the document to keep in your file.
Two real addresses that read “Atlanta, GA”
We ran school, station and landmark addresses through the Census Bureau’s geocoder while researching this guide. Two of them make the point better than any map.
Two addresses written as 'Atlanta, GA' are outside the City of Atlanta, according to the Census Geocoder. 4820 Long Island Dr., Atlanta, GA 30342 is in the City of Sandy Springs (Fulton County). 4047 Peachtree Rd NE, Atlanta, GA 30319 is in the City of Brookhaven (DeKalb County); MARTA gives it as Brookhaven Station's address. (U.S. Census Bureau Geocoder, checked 2026-10-19)
Neither is an odd corner case. The first is a school campus, and the same school’s other campuses sit inside the City, which shows how close the line can run:
Holy Spirit Preparatory School lists three campuses: Preschool at 4465 Northside Dr., Atlanta, GA 30327; Lower School at 4820 Long Island Dr., Atlanta, GA 30342; and Upper School at 4449 Northside Dr., Atlanta, GA 30327. The Census Geocoder places 4449 Northside Dr. in the City of Atlanta but 4820 Long Island Dr. in the City of Sandy Springs, even though its address reads 'Atlanta, GA 30342'. (Holy Spirit Preparatory School, checked 2026-10-19)
The second is the address MARTA itself publishes for a station on Peachtree Road. Station names do not settle the question either: two stations a short ride from Buckhead are outside the City of Atlanta.
Two nearby MARTA stations are outside the City of Atlanta. The Census Geocoder places the Brookhaven/Oglethorpe station point in Brookhaven (DeKalb County) and the Medical Center station point in Sandy Springs (Fulton County). It places Perimeter Mall in Dunwoody (DeKalb County). (U.S. Census Bureau Geocoder, checked 2026-10-19)
Names inside the City can confuse things further. Atlanta has an official neighborhood called Brookhaven, and it is not the City of Brookhaven.
The City of Atlanta has an official neighborhood named 'Brookhaven' in NPU B. It is a different place from the separate City of Brookhaven, which is outside Atlanta. (City of Atlanta GIS, checked 2026-10-19)
Why the answer changes what you pay and what you can do
Whether a parcel is in the City of Atlanta or in Sandy Springs decides which government taxes it and whose rules apply to it. For a Buckhead buyer that shows up in several places:
- City taxes and the City’s homestead rules. The City of Atlanta’s Base Freeze is a City exemption for City taxes, so it only matters if the parcel is in the City. Our property tax and homestead guide explains how it works.
- Trees. Atlanta’s tree ordinance and its 2026 recompense value are City of Atlanta rules. See what the $140-per-inch recompense means before you buy a lot.
- Planning units. The City groups its neighborhoods into Neighborhood Planning Units, and Buckhead’s official neighborhoods fall in NPUs A, B and C. A home in Sandy Springs or Brookhaven has no Atlanta NPU.
- Schools. Check the exact address in the APS School Zone Locator, and if the parcel turns out to be outside the City, ask which school district serves it.
The City of Atlanta is divided into 25 Neighborhood Planning Units (NPUs), lettered A through Z (there is no U). Each NPU groups several official neighborhoods. (City of Atlanta, checked 2026-10-19)
How to check a parcel before you offer
The Fulton County Board of Assessors' 'Property Search' quick link goes to its qPublic (Schneider) parcel search, where a parcel's owner, values and tax district can be checked. (Fulton County qPublic, checked 2026-10-19)
- Get the exact street address, and the parcel ID if the listing shows one.
- Open the Fulton County Board of Assessors’ qPublic property search and pull up the parcel. Read the tax district on the record, not the mailing city.
- If the tax district is Sandy Springs, the home is not in Buckhead, whatever the listing says.
- If the Fulton search cannot find the parcel, the home may be in DeKalb County. Brookhaven parcels are.
- For a quick second look, run the address through the Census Geocoder, which is how we checked the examples above.
- Save a copy of the parcel record with your due-diligence papers, and ask your closing attorney to confirm it in the title work.
When a listing says “Buckhead”
Listing remarks use the word loosely, and homes just across the line in Sandy Springs are sometimes described as Buckhead. That is fine if you know it and weigh your decision around it. The problem is finding out after closing, when the tax bill, the tree rules and the school district are already settled. Our is it in Buckhead? guide walks through the boundary in more detail, and the neighborhoods page lists the City’s official neighborhoods by NPU.
