Who publishes this guide
Buckhead Atlanta Homes is published by Gold Peach Realty, a Georgia real estate brokerage. The listings on the site come from Gold Peach Realty’s MLS feed. We are not a government site, and we are not affiliated with the City of Atlanta, Fulton County, Atlanta Public Schools, MARTA, any neighborhood association or any condominium association.
The guide covers Buckhead as it is: a district of the City of Atlanta, in Fulton County, whose official neighborhoods fall in the City’s Neighborhood Planning Units A, B and C. It is not about the town of Buckhead in Morgan County.
How we source
- Rules come from the office that writes them: the City of Atlanta’s Department of City Planning and its Arborist Division, the Fulton County Board of Assessors, Atlanta Public Schools, the Georgia Department of Revenue and the Georgia General Assembly.
- Population and housing numbers come from the U.S. Census Bureau, with the survey and year named. Buckhead is not a Census place, so we never add up ZIP-area figures and call the total “Buckhead”.
- Georgia statutes read on an unofficial code site are marked as secondary sources, and so are news reports we rely on.
- Drive times are route estimates from the open-source OSRM router without traffic, and say so wherever they appear. Walking distances come from the OpenStreetMap foot network.
- Where we could not confirm something from an official page, such as an adopted millage rate or a building’s dues, we say so instead of guessing.
- Each fact shows its source and the date we last checked it, and each page shows a “last checked” date.
What we will not tell you
We do not say a home is in the City of Atlanta because its address reads “Atlanta, GA”; the parcel’s tax district on the Fulton County record answers that, and we show you how to check it. We do not say an address is zoned for a particular school; the APS School Zone Locator answers that. We do not quote condo or HOA dues, building amenities or a building’s FHA status; the association’s documents and HUD’s lookup answer those.
We do not publish home prices, “typical” values or market statistics, and we do not print a property tax rate until we have read the adopted one. We do not rank schools or neighborhoods, and we describe places, roads, rules, buildings and transit, never the people who live there.
