Most of what makes a Buckhead purchase different is public record: the parcel’s city, the school locator, the tree rules, the condo statute and Fulton’s homestead dates. The checker puts those checks in the order you meet them and leaves out the ones that do not apply to your home.
Decision tool 2
Buyer due-diligence checker
Tell us about the home you are looking at. The list below narrows to the checks that matter for it, each with the office to ask and the official source.
Before you make an offer free, and takes an afternoon
Pull the Fulton County parcel record
The parcel record shows the owner, values and tax district. It is the only reliable answer to whether a home is in the City of Atlanta.
Who to ask: Fulton County Board of Assessors (qPublic)
Fulton County qPublic, checked 2026-10-19
Do not trust the mailing city or the ZIP code
Three Buckhead ZIP codes also serve Sandy Springs, and USPS now uses Sandy Springs as the default city for its addresses there.
Who to ask: The parcel record, then the Census Geocoder
City of Sandy Springs, checked 2026-10-19
Check the flood map for the address
FEMA’s map is the official public source for flood zones, and the zone drives insurance cost.
Who to ask: FEMA Flood Map Service Center
FEMA, checked 2026-10-19
Look up the schools for the exact address
APS’s School Zone Locator returns the zoned elementary, middle and high school. Listing remarks are not the source.
Who to ask: Atlanta Public Schools, Student Assignment & Records
Atlanta Public Schools, checked 2026-10-19
Know that APS zones change for 2027-28
APS is updating attendance zones for the 2027-2028 school year, so today’s answer may change.
Who to ask: Atlanta Public Schools
Atlanta Public Schools, checked 2026-10-19
Check whether the condo building is FHA-approved
HUD’s search lists FHA-approved condominium projects. If you or a future buyer will use an FHA loan, the building’s status matters.
Who to ask: HUD Condominiums search
HUD, checked 2026-10-19
During due diligence while you can still walk away
Get the condo documents and budget, and do not count on a 7-day cancel
The Condominium Act’s document rule and its seven-day voidable period cover only the first sale of a unit, not resales. Ask for the declaration, bylaws, rules and adopted budget inside your due-diligence period.
Who to ask: The seller and the association’s management
O.C.G.A. (Justia), checked 2026-10-19
Read the HOA covenants and budget
Townhome and subdivision associations may be under the Georgia Property Owners’ Association Act. Ask for the covenants, rules and current budget.
Who to ask: The association or its manager
O.C.G.A. (Justia), checked 2026-10-19
Find out which trees need a permit
Removing or impacting a non-pine tree 6 inches or more across, or a pine 12 inches or more, needs a City Arborist permit.
Who to ask: City of Atlanta Arborist Division
City of Atlanta, checked 2026-10-19
Price the tree recompense before you plan a teardown
The 2026 recompense value for removing a healthy tree is $140 per diameter inch, adjusted for inflation from 2027.

City of Atlanta, checked 2026-10-19
Check the City’s short-term rental limits
A City license covers the owner’s primary residence and one additional unit, and the license number goes on every ad.
Who to ask: City of Atlanta (short-term rental office)
City of Atlanta, checked 2026-10-19
Ask the association about rentals
Condo and HOA rules can be stricter than the City’s. Ask for the leasing rules in writing before you count on rental income.
Who to ask: The association or its manager
O.C.G.A. (Justia), checked 2026-10-19
Before closing
Agree in writing who pays this year’s property tax
Georgia charges the year’s tax against the owner on January 1; the closing documents decide who actually pays.
Who to ask: Your closing attorney
Georgia Dept. of Revenue, checked 2026-10-19
Expect the seller’s homestead to come off
In Fulton, a homestead renews automatically only under the same ownership. When the deed changes, it is removed and the new owner must file.
Who to ask: Fulton County Board of Assessors

After you own it
File for homestead by April 1
Fulton accepts applications all year, but only those filed by April 1 count for the current tax year.

Look for tree-removal postings on your street
Properties are posted before trees come down under a building permit, so the public can appeal.

Ask an agent about a specific home
This checklist is general information from public sources, not legal, tax, survey or inspection advice. Your contract’s due-diligence period is set by your contract; ask your agent or closing attorney.
How to use it
- Have the address and the listing open. If you have already pulled the parcel record, have that open too.
- Answer the four questions. If you do not know an answer yet, pick “Not sure”. The list will include the checks for every case.
- Work down the list one stage at a time, starting with the checks before the offer. Most of them take an afternoon and cost nothing.
- Open each official source from the list and save a dated screenshot or note of what it said.
- Bring the list to your agent and closing attorney before you sign, so the due-diligence period is long enough for the rest.
What the four questions change
Is the parcel in the City of Atlanta?
If you are not sure, the checker adds the mailing-address warning, because three ZIPs that serve Buckhead also serve Sandy Springs or Brookhaven. The school checks are shown for City parcels and for “Not sure”. See is it in Buckhead for the step-by-step parcel check.
USPS agreed in 2026 to make 'Sandy Springs' the default mailing city for municipal (Sandy Springs) addresses in ZIP Codes 30319, 30327, 30328, 30338, 30339, 30342 and 30350. Three of those ZIPs (30319, 30327, 30342) also serve parts of Buckhead, so a ZIP alone does not tell you the city. (City of Sandy Springs, checked 2026-10-19)
What kind of home is it?
A condo adds the FHA lookup and the condo documents, with the warning that the seven-day cancel right covers first sales only. A townhome in an HOA adds the covenants and budget. A detached house skips both.
O.C.G.A. § 44-3-111 (the condo document-delivery rule) applies only to the FIRST bona fide sale of each residential condominium unit for residential occupancy, whoever the seller is. (O.C.G.A. (Justia), checked 2026-10-19)
Will you remove trees, build or add on?
A “yes” adds the permit thresholds and the recompense step. “Maybe” adds the permit check and a reminder to watch for removal postings on your street. The detail is on tree permits and NPUs.
Under Atlanta's tree ordinance, no one may remove, destroy or 'impact' a regulated tree on private property without a permit from the City Arborist. On private property, a regulated tree is any non-pine tree 6 inches or more in diameter at breast height (DBH), or any pine 12 inches or more. (City of Atlanta, checked 2026-10-19)
How will you use it?
Living in it adds the homestead steps after closing. A short-term rental adds the City’s license limit. Any rental plan in a condo or HOA adds a question for the association.
A City of Atlanta short-term rental license may be obtained by an owner or long-term tenant for their primary residence and one additional dwelling unit. Hosts must apply for a license and post the license number (STRL) on all advertisements. (City of Atlanta, checked 2026-10-19)
Two example lists
Take a condo you will live in, in a building you know is in the City. Expect the parcel record, the flood map, the APS locator and the 2027-28 zone warning before the offer; the FHA lookup and the condo documents during due diligence; the tax split and the homestead warning before closing; and the homestead filing, documents, Base Freeze and assessment notice after you own it.
Now take a house you plan to expand, where you are not sure of the city. Expect everything above except the condo items, plus the mailing-address warning, the tree permit thresholds, the recompense step and the reminder to watch for removal postings. If the house is in an HOA, answer “Townhome in an HOA” or “Not sure” to add the covenants and budget.
The checks every buyer gets
A few items appear on every list, whatever you answer. They are the parcel record, the flood map, the property tax split at closing, the seller’s homestead coming off at the deed change, and the assessment notice in your first year.
The checks on every list
- The Fulton County Board of Assessors' 'Property Search' quick link goes to its qPublic (Schneider) parcel search, where a parcel's owner, values and tax district can be checked. Fulton County qPublic, checked 2026-10-19
- FEMA's Flood Map Service Center (msc.fema.gov) is the official public source for flood maps; buyers can search a specific address there. FEMA, checked 2026-10-19
- In Fulton, a granted homestead exemption renews automatically while the owner keeps living in the home under the same ownership. If the deed changes, the exemption is removed and the owner must re-file. Fulton County Board of Assessors, checked 2026-10-19

What the checker does not do
It does not look anything up for you. It tells you where to look and in what order. It is not an inspection, a survey, a title search or legal advice, and it does not know your contract’s deadlines. It also does not tell you which school serves an address, whether a lot is in a flood zone or what a condo association charges. Only the office or document linked on each item can answer those.
For the money side, use the cost-to-own worksheet. For the full process from search to homestead, read buying a home in Buckhead.
Questions buyers ask
Is Buckhead its own city?
No. Buckhead is part of the City of Atlanta, in Fulton County. The Census Bureau counts it inside Atlanta city; it is not a separate Census place.
Source: U.S. Census Bureau Geocoder
Does an “Atlanta, GA” address in Buckhead mean the home is in the City of Atlanta?
Not always. ZIP codes 30319, 30327 and 30342 also serve Sandy Springs, and in 2026 USPS agreed to make Sandy Springs the default mailing city for Sandy Springs addresses in those ZIPs. Check the parcel’s tax district.

Which Buckhead ZIP codes are entirely inside the City of Atlanta?
By Census geography, ZIP areas 30305 and 30326 lie entirely within the City of Atlanta. 30327 and 30342 are split with Sandy Springs, and 30319 is mostly Brookhaven.

Does the 7-day right to cancel apply when I buy a Buckhead condo resale?
No. The Condominium Act’s document-delivery rule, with its seven-day voidable period, applies only to the first sale of each unit. On a resale, get the documents inside your contract’s due-diligence period.
