Buyers ask this two ways. Some want to know whether Buckhead is its own city. Others are looking at a listing that says “Atlanta” and want to know whether the house is really inside the City of Atlanta. The first answer is short. The second takes a parcel lookup, which you can do yourself in a few minutes.
Buckhead is part of the City of Atlanta
Buckhead is part of the City of Atlanta, in Fulton County. A point at the heart of Buckhead (near Peachtree Rd. and Roswell Rd.) falls inside 'Atlanta city' (Census place 1304000) and Fulton County (13121). (U.S. Census Bureau Geocoder, checked 2026-10-19)
The Census Bureau publishes no city or place called 'Buckhead' for the Atlanta district. Atlanta's Buckhead is counted inside Atlanta city (GEOID 1304000). (U.S. Census Bureau, checked 2026-10-19)
That means there is no Census population or housing count for Buckhead. A figure labelled that way was put together by someone from ZIP areas or tracts, and the borders they picked decide the result. On this site, Buckhead means the City of Atlanta neighborhoods in Neighborhood Planning Units A, B and C. The official lists are on Buckhead neighborhoods.
The City of Atlanta is divided into 25 Neighborhood Planning Units (NPUs), lettered A through Z (there is no U). Each NPU groups several official neighborhoods. (City of Atlanta, checked 2026-10-19)
Neighborhoods often sold as Buckhead that sit in other NPUs
Outside NPUs A, B and C
- Brookwood Hills, Brookwood and Ardmore, often marketed as south Buckhead, are officially in NPU E (with Midtown, Ansley Park and Atlantic Station), not NPU A, B or C. City of Atlanta, checked 2026-10-19
- Piedmont Heights and Morningside/Lenox Park are in NPU F, not a Buckhead NPU. ('Lenox' in NPU B and 'Morningside/Lenox Park' in NPU F are different neighborhoods.) City of Atlanta, checked 2026-10-19
- The City of Atlanta has an official neighborhood named 'Brookhaven' in NPU B. It is a different place from the separate City of Brookhaven, which is outside Atlanta. City of Atlanta GIS, checked 2026-10-19
Brookwood Hills and Piedmont Heights are still inside the City of Atlanta, so the tax and school questions below work the same way there. What changes is the NPU that covers the street, which matters when you look up NPU meetings or read an area guide. And the Brookhaven neighborhood in NPU B is a City of Atlanta neighborhood; the City of Brookhaven is a different city.
Why the mailing address does not answer it
The Census Bureau says the Post Office 'city' name in a mailing address may differ from the legal municipality where a home actually sits; jurisdiction follows physical location, not the mailing city. (U.S. Census Bureau, checked 2026-10-19)
Census geography shows that three 'Atlanta' ZIP areas cross city lines. ZCTA 30319 is mostly in Brookhaven: about 11% of its land is in the City of Atlanta, with small parts in Sandy Springs, Chamblee and Dunwoody. By land area, ZCTA 30342 is about 46% City of Atlanta and 54% Sandy Springs, and ZCTA 30327 is about 64% City of Atlanta and 36% Sandy Springs. ZCTAs 30305 and 30326 lie entirely within the City of Atlanta. (U.S. Census Bureau, checked 2026-10-19)
USPS agreed in 2026 to make 'Sandy Springs' the default mailing city for municipal (Sandy Springs) addresses in ZIP Codes 30319, 30327, 30328, 30338, 30339, 30342 and 30350. Three of those ZIPs (30319, 30327, 30342) also serve parts of Buckhead, so a ZIP alone does not tell you the city. (City of Sandy Springs, checked 2026-10-19)
Put those together. ZIPs 30305 and 30326 are entirely inside the City. In 30327 and 30342 a home can be in the City of Atlanta or in Sandy Springs, and most of the land in 30319 is in Brookhaven. The USPS change covers Sandy Springs addresses. We found no source on how City of Atlanta addresses in those ZIPs will be labelled, so an “Atlanta” label still proves nothing either way.
The two cities next door
- Sandy Springs is a separate incorporated city; its mayor said the city marked 20 years of incorporation on December 1, 2025. City of Sandy Springs, checked 2026-10-19
- Brookhaven is a separate city in DeKalb County, incorporated in 2012, immediately northeast of Atlanta. City of Brookhaven, checked 2026-10-19
Real addresses that fail the test
Two addresses written as 'Atlanta, GA' are outside the City of Atlanta, according to the Census Geocoder. 4820 Long Island Dr., Atlanta, GA 30342 is in the City of Sandy Springs (Fulton County). 4047 Peachtree Rd NE, Atlanta, GA 30319 is in the City of Brookhaven (DeKalb County); MARTA gives it as Brookhaven Station's address. (U.S. Census Bureau Geocoder, checked 2026-10-19)
Two nearby MARTA stations are outside the City of Atlanta. The Census Geocoder places the Brookhaven/Oglethorpe station point in Brookhaven (DeKalb County) and the Medical Center station point in Sandy Springs (Fulton County). It places Perimeter Mall in Dunwoody (DeKalb County). (U.S. Census Bureau Geocoder, checked 2026-10-19)
Both of those addresses read “Atlanta, GA”. One is a school campus and one is a MARTA station, and neither is in the City of Atlanta. If a well-known address can sit outside the city, so can a house in the same ZIP. Our journal works through one of them in an Atlanta 30342 address that is in Sandy Springs.
The Census Geocoder places all seven buyer-area centre points in the City of Atlanta and Fulton County: Buckhead Village (360 Pharr Rd. area), Tuxedo Road NW, Chastain Memorial Park, Garden Hills Park, Peachtree Battle Avenue NW, Mount Paran Road NW and Lindbergh. Lenox Square, Buckhead MARTA station and North Buckhead Drive NE also fall in the City of Atlanta. (U.S. Census Bureau Geocoder, checked 2026-10-19)
Those are single points we tested, one at the centre of each buyer area. They show where each centre falls. They do not draw a line around an area, and a street near its edge can still be on the other side of a city line.
How to check any address, step by step
- Open the Fulton County qPublic parcel search and search by street address. If nothing comes up, try the parcel ID from the listing. A DeKalb County parcel will not appear in Fulton’s search at all, which is itself an answer.
- Open the parcel record and read the tax district. That field, not the mailing city, tells you which governments tax the parcel.
- Ask the listing agent for the seller’s most recent tax bill and check that it matches the parcel record.
- Run the same address through the Census Bureau geocoder. Choose the option to find geographies for a one-line address, use the current benchmark and vintage, and read the Incorporated Places and Counties results. “Atlanta city” with Fulton County means the City of Atlanta.
- If the two results disagree, or the parcel sits close to a city line, ask the Fulton County Board of Assessors to confirm.
- Save a dated screenshot of both results with your offer papers.
The Fulton County Board of Assessors' 'Property Search' quick link goes to its qPublic (Schneider) parcel search, where a parcel's owner, values and tax district can be checked. (Fulton County qPublic, checked 2026-10-19)

This check comes first because so much follows from it. The city decides which taxes and exemptions apply, which school district’s locator to use, and which tree, permit and short-term rental rules cover the lot. Our guides to property taxes and homestead, school zones and tree permits all assume you have done it.
Buckhead, Georgia is a different town
Buckhead, Georgia (Census place 1311672) is a separate incorporated town in Morgan County. The 2020 Census counted 194 people there, and it has nothing to do with Atlanta's Buckhead district. (U.S. Census Bureau, checked 2026-10-19)
Search results, data sites and map apps sometimes mix the two up. If a page or a figure is labelled “Buckhead, GA”, check which place it describes before you rely on it. Nothing on this site is about the town in Morgan County.
The Buckhead City bills
Between 2021 and 2023, state legislators filed bills to make Buckhead a separate city. This is the record from the bill documents and the reported Senate vote.
Cityhood bills, 2021 to 2023
- A local bill 'to incorporate the City of Buckhead City' was noticed for the 2021 General Assembly session by Rep. Todd Jones (District 25); the notice ran in the Fulton County legal organ (Daily Report) on March 16, 2021. Georgia General Assembly, checked 2026-10-19
- For the 2022 session, Sen. Brandon Beach (District 21) authored Senate Bill 324 to incorporate a City of Buckhead; its notice was published November 18, 2021. It did not become law. Georgia General Assembly, checked 2026-10-19
- In 2023, Senate Bill 114 (Sens. Robertson, Beach, Dolezal, Brass, Anderson and others) proposed to incorporate the 'City of Buckhead City', transfer functions from the City of Atlanta, and hold a referendum. Georgia General Assembly, checked 2026-10-19
- The Georgia Senate voted down SB 114 (Buckhead City) 23 to 33 on March 2, 2023. Buckhead remains part of the City of Atlanta. Atlanta News First, checked 2026-10-19
You can read the text of SB 114 on the General Assembly’s site. We did not search every legislative session since 2023. What the record shows is that none of these bills became law, so a home in Buckhead is a City of Atlanta home. Treat a listing or an ad that gives the city as “Buckhead” the way you treat a ZIP Code: check the parcel.
Buckhead was annexed into the City of Atlanta in 1952. (Digital Library of Georgia, checked 2026-10-19)
This page explains public records. It is not a survey or a legal opinion. When a city line matters to your purchase, confirm it with the Fulton County Board of Assessors or the city concerned before you rely on it.
