Lindbergh Homes and Condos in Buckhead

The short answer

Lindbergh is Buckhead’s southern transit hub along Piedmont Road, the Lindbergh/Morosgo neighborhood in the City of Atlanta’s NPU B. Lindbergh Center station is on both MARTA’s Red and Gold Lines and is about 0.2 miles on foot from the area point. Check the parcel, the condo documents if it is a unit, the tree rules if it is a house, and the APS School Zone Locator.

Which neighborhood this covers

One official City neighborhood: Lindbergh/Morosgo, in Neighborhood Planning Unit B, around Lindbergh Center station and Piedmont Road at Buckhead’s south end.

Official neighborhood

  • NPU B includes 16 official neighborhoods: Brookhaven, Buckhead Forest, Buckhead Heights, Buckhead Village, East Chastain Park, Garden Hills, Lenox, Lindbergh/Morosgo, North Buckhead, Peachtree Heights East, Peachtree Heights West, Peachtree Hills, Peachtree Park, Pine Hills, Ridgedale Park and South Tuxedo Park. City of Atlanta, checked 2026-10-19
  • The Census Geocoder places all seven buyer-area centre points in the City of Atlanta and Fulton County: Buckhead Village (360 Pharr Rd. area), Tuxedo Road NW, Chastain Memorial Park, Garden Hills Park, Peachtree Battle Avenue NW, Mount Paran Road NW and Lindbergh. Lenox Square, Buckhead MARTA station and North Buckhead Drive NE also fall in the City of Atlanta. U.S. Census Bureau Geocoder, checked 2026-10-19

Two names nearby cause confusion. Piedmont Heights and Morningside/Lenox Park, to the east, are in NPU F, not a Buckhead NPU. And “Lenox” in NPU B is a different neighborhood from Morningside/Lenox Park.

Piedmont Heights and Morningside/Lenox Park are in NPU F, not a Buckhead NPU. ('Lenox' in NPU B and 'Morningside/Lenox Park' in NPU F are different neighborhoods.) (City of Atlanta, checked 2026-10-19)

The Lindbergh point we tested is in ZIP area 30324, which also covers places outside Buckhead’s NPUs. Search the parcel on Fulton County’s qPublic property search and read its tax district before you rely on the mailing address.

Getting around: the rail hub

Lindbergh Center is where MARTA’s two northern branches meet, so from here you can ride straight to Buckhead station or to Lenox without a transfer, and south to Arts Center in Midtown.

MARTA at Lindbergh

  • MARTA's Lindbergh Center is on both the Red and Gold Lines. It is the transfer point between the North Springs (Red Line) and Doraville (Gold Line) branches, and it has local and regional bus connections. MARTA, checked 2026-10-19
  • North of Lindbergh Center the two lines split. The Red Line (toward North Springs) serves Buckhead Station and then Medical Center. The Gold Line (toward Doraville) serves Lenox and then Brookhaven/Oglethorpe. To ride between Buckhead Station and Lenox Station, you change trains at Lindbergh. MARTA, checked 2026-10-19
  • MARTA's station list gives average train travel times to the Airport: 32 minutes from Buckhead, 30 minutes from Lenox and 26 minutes from Lindbergh. MARTA, checked 2026-10-19

From the area point, Lindbergh Center is about 0.2 miles on foot, Buckhead station about 2.1 miles and Arts Center about 3.0 miles (OSRM walking estimates). From a specific address the walk will differ.

From Lindbergh toDrive time with no traffic (OSRM estimate)
Midtown (Arts Center station)about 5 min
Downtown (Five Points station)about 10 min
Hartsfield-Jackson Airport (airport center point)about 30 min
Perimeter Center (Perimeter Mall, Dunwoody)about 15 min
Emory University Hospital (Clifton Road)about 10 min
Truist Park and The Battery (Cobb County)about 20 min

These are free-flow estimates from one point in the area. They ignore traffic, signals and time of day, so treat them as a floor, not a promise. The Buckhead drive-time board compares all seven areas.

PATH400 runs north along GA 400 through Buckhead. It is not finished, and its link south to the Beltline is still a plan.

Livable Buckhead says PATH400 follows the spine of GA 400 and, once complete, will be a 5.2-mile greenway for cyclists and pedestrians through Buckhead. It is meant to connect eventually with the Atlanta Beltline to the south and with trails in Sandy Springs and north Fulton County. (Livable Buckhead, checked 2026-10-19)

What the housing is

The housing mix is not published at area level. ZIP area 30324 takes in places outside Buckhead’s NPUs, so its survey figures would mislead, and we found no neighborhood-level source. Whether the home you are looking at is a house, a townhouse or a condo unit, the checks below cover it.

If it is a condo

Georgia’s condo document rule

  • O.C.G.A. § 44-3-111 (the condo document-delivery rule) applies only to the FIRST bona fide sale of each residential condominium unit for residential occupancy, whoever the seller is. O.C.G.A. (Justia), checked 2026-10-19
  • For a covered (first) sale, the contract is voidable by the buyer until at least seven days after the seller delivers the listed documents (floor plan, declaration and amendments, articles and bylaws, any ground lease, long management contracts, budget, and facility leases), and the contract must carry a bold legend saying so. O.C.G.A. (Justia), checked 2026-10-19

A resale does not come with a seven-day review. Ask the seller early for the declaration, bylaws and rules, the budget and the dues for that unit in writing, any special assessment, and recent board minutes, and finish your review inside your due-diligence period. Check FHA status on HUD’s condominium search if your loan or a later buyer’s may need it.

HUD's Condominiums search lets anyone look up FHA-approved condominium projects by location, name or status. (HUD, checked 2026-10-19)

Renting part-time is limited by City licensing and often by the declaration too.

A City of Atlanta short-term rental license may be obtained by an owner or long-term tenant for their primary residence and one additional dwelling unit. Hosts must apply for a license and post the license number (STRL) on all advertisements. (City of Atlanta, checked 2026-10-19)

Trees: the permit comes before the saw

Atlanta regulates trees on private property, and the rules changed recently. If your plans for a house include clearing, an addition, a pool or a new driveway, find out what the trees on that lot will cost you before you set your offer.

Atlanta’s tree rules

  • Under Atlanta's tree ordinance, no one may remove, destroy or 'impact' a regulated tree on private property without a permit from the City Arborist. On private property, a regulated tree is any non-pine tree 6 inches or more in diameter at breast height (DBH), or any pine 12 inches or more. City of Atlanta, checked 2026-10-19
  • Under the new ordinance, the established recompense value for removing a healthy tree is $140.00 (per diameter inch, per the ordinance's worked example), effective January 1, 2026. From January 1, 2027 it adjusts each year for Atlanta-area inflation (CPI-U). City of Atlanta, checked 2026-10-19
  • The City says the second phase of the Tree Protection Ordinance took effect January 1, 2026. City of Atlanta, checked 2026-10-19
  • The City of Atlanta Arborist Division (Department of City Planning) protects the tree canopy on private property. Tree removal is permitted either under a building permit or through an application to remove a dead, dying, diseased or hazardous tree, and properties are posted before removal under building permits so the public can appeal. City of Atlanta, checked 2026-10-19

Ask the seller for any tree survey or past arborist permits, and get your own survey if you plan to build. The City Arborist Division handles permits, and our tree permits and NPU guide walks through the steps.

Flood: check the parcel

No area-level flood claim is possible from our sources. We make no flood claim for any street or lot. Search the exact address on FEMA’s Flood Map Service Center, ask the seller about any flood insurance or water history, and let your lender and insurer read the map for you.

FEMA's Flood Map Service Center (msc.fema.gov) is the official public source for flood maps; buyers can search a specific address there. (FEMA, checked 2026-10-19)

Schools: check the exact address

We never say which schools serve a street or a building. APS answers that for one address at a time, and its zones are about to change.

Looking up school zones

  • Atlanta Public Schools publishes an 'APS School Zone Locator: 2026-27' at maps.apsk12.org. It looks up the zoned elementary, middle and high school for an address, and APS says to call Student Assignment & Records at (404) 802-2233 with questions about a specific residence. Atlanta Public Schools, checked 2026-10-19
  • As Phase 2 of APS Forward 2040, APS is updating school attendance zones for the 2027-2028 school year. It planned to bring a recommendation to the Board in November for a first read, with a vote on December 7. New zones would take effect in August 2027. Atlanta Public Schools, checked 2026-10-19
  • APS's locator disclaimer says APS is not liable for errors in the zone data or for actions taken in reliance on it. Atlanta Public Schools, checked 2026-10-19

Run the address in the APS School Zone Locator and, if it matters to your decision, call APS to confirm. Our school zones guide explains the redraw.

Checks before you offer

  • The tax district on Fulton County’s qPublic, since 30324 reaches beyond Buckhead.
  • For a condo, the declaration, budget, dues, any special assessment and recent minutes, plus FHA status.
  • For a house, every regulated tree you would remove and the permit it needs.
  • The parcel’s flood status on FEMA’s map.
  • The school zone for the exact address in the APS locator.

If you will live in the home, file your own homestead exemption with Fulton County after you close. The seller’s exemption does not carry over to you.

Homestead after you buy

  • Georgia's homestead exemption generally requires that the homeowner owned the home and it was their legal residence as of January 1 of the tax year (O.C.G.A. 48-5-40). Georgia Dept. of Revenue, checked 2026-10-19
  • In Fulton, a granted homestead exemption renews automatically while the owner keeps living in the home under the same ownership. If the deed changes, the exemption is removed and the owner must re-file. Fulton County Board of Assessors, checked 2026-10-19
  • The Fulton County Board of Assessors accepts homestead applications year-round, but they must be filed on or before April 1 to count for the current tax year; later applications apply to the next tax year. Fulton County Board of Assessors, checked 2026-10-19

The property taxes and homestead guide covers how and when to apply.
