Area guide

Paces, Mt. Paran and Northside Drive Homes

The short answer

Northwest Buckhead around Paces Ferry Road, Mount Paran Road and Northside Drive is in the City of Atlanta’s NPU A, up to the Sandy Springs line. In the 30327 ZIP area most homes are detached houses, but part of that ZIP is Sandy Springs, so check every parcel’s tax district. It has no practical rail access, and Truist Park is about 5 minutes away with no traffic (OSRM estimate).

Which neighborhoods this covers

Northwest Buckhead, in Neighborhood Planning Unit A: Paces, Mt. Paran/Northside, Mt. Paran Parkway, Randall Mill, Whitewater Creek, Margaret Mitchell, Kingswood, Pleasant Hill and West Paces Ferry/Northside. Tuxedo Park and Chastain Park, the other two NPU A neighborhoods, have their own guides.

Official neighborhoods

  • NPU A includes 11 official City of Atlanta neighborhoods: Chastain Park, Kingswood, Margaret Mitchell, Mt. Paran Parkway, Mt. Paran/Northside, Paces, Pleasant Hill, Randall Mill, Tuxedo Park, West Paces Ferry/Northside and Whitewater Creek. City of Atlanta, checked 2026-10-19
  • Atlanta City Council districts covering the Buckhead NPUs: NPU A is in District 8; NPU B spans Districts 6, 7 and 8; NPU C spans Districts 8 and 9. City of Atlanta, checked 2026-10-19
  • The Census Geocoder places all seven buyer-area centre points in the City of Atlanta and Fulton County: Buckhead Village (360 Pharr Rd. area), Tuxedo Road NW, Chastain Memorial Park, Garden Hills Park, Peachtree Battle Avenue NW, Mount Paran Road NW and Lindbergh. Lenox Square, Buckhead MARTA station and North Buckhead Drive NE also fall in the City of Atlanta. U.S. Census Bureau Geocoder, checked 2026-10-19

The 30327 split

This is the first check for any house here. The Mount Paran Road point we tested is in the City, in ZIP area 30327, and a large share of that ZIP area is Sandy Springs.

ZIP codes and city lines

  • Census geography shows that three 'Atlanta' ZIP areas cross city lines. ZCTA 30319 is mostly in Brookhaven: about 11% of its land is in the City of Atlanta, with small parts in Sandy Springs, Chamblee and Dunwoody. By land area, ZCTA 30342 is about 46% City of Atlanta and 54% Sandy Springs, and ZCTA 30327 is about 64% City of Atlanta and 36% Sandy Springs. ZCTAs 30305 and 30326 lie entirely within the City of Atlanta. U.S. Census Bureau, checked 2026-10-19
  • USPS agreed in 2026 to make 'Sandy Springs' the default mailing city for municipal (Sandy Springs) addresses in ZIP Codes 30319, 30327, 30328, 30338, 30339, 30342 and 30350. Three of those ZIPs (30319, 30327, 30342) also serve parts of Buckhead, so a ZIP alone does not tell you the city. City of Sandy Springs, checked 2026-10-19
  • The Census Bureau says the Post Office 'city' name in a mailing address may differ from the legal municipality where a home actually sits; jurisdiction follows physical location, not the mailing city. U.S. Census Bureau, checked 2026-10-19

Even the private-school campuses nearby show it. One campus with an “Atlanta, GA 30342” address is in Sandy Springs. Search the parcel on Fulton County’s qPublic property search and read its tax district before you rely on the mailing address. The note on Atlanta addresses in Sandy Springs explains the USPS change.

What the housing is

Mostly single-family, by the ZIP-area survey. These figures cover all of 30327, including the Sandy Springs part, so read them as the ZIP area, never as Paces alone.

The 2020-2024 ACS shows very different housing from one ZIP area to the next. In ZCTA 30326 (the Lenox/Phipps area), 92.2% of units are in buildings of 20+ units and 1.5% are detached houses. ZCTA 30327 (northwest Buckhead plus part of Sandy Springs) is 61.2% detached houses, and 78.1% of its occupied homes are owner-occupied. ZCTA 30305 is 25.7% detached houses and 60.2% units in 20+ unit buildings. ZCTA 30342 is 35.8% detached and 33.4% in 20+ unit buildings. (U.S. Census Bureau, checked 2026-10-19)

We found no source for lot sizes or terrain here and do not describe them. The plat, the survey and a walk of the lot are the answer for any one house. For larger houses, the Buckhead luxury homes guide covers what to check before you plan changes.

Trees: the permit comes before the saw

Atlanta regulates trees on private property, and the rules changed recently. If your plans for a house include clearing, an addition, a pool or a new driveway, find out what the trees on that lot will cost you before you set your offer.

Atlanta’s tree rules

  • Under Atlanta's tree ordinance, no one may remove, destroy or 'impact' a regulated tree on private property without a permit from the City Arborist. On private property, a regulated tree is any non-pine tree 6 inches or more in diameter at breast height (DBH), or any pine 12 inches or more. City of Atlanta, checked 2026-10-19
  • Under the new ordinance, the established recompense value for removing a healthy tree is $140.00 (per diameter inch, per the ordinance's worked example), effective January 1, 2026. From January 1, 2027 it adjusts each year for Atlanta-area inflation (CPI-U). City of Atlanta, checked 2026-10-19
  • The City says the second phase of the Tree Protection Ordinance took effect January 1, 2026. City of Atlanta, checked 2026-10-19
  • The City of Atlanta Arborist Division (Department of City Planning) protects the tree canopy on private property. Tree removal is permitted either under a building permit or through an application to remove a dead, dying, diseased or hazardous tree, and properties are posted before removal under building permits so the public can appeal. City of Atlanta, checked 2026-10-19

Ask the seller for any tree survey or past arborist permits, and get your own survey if you plan to build. The City Arborist Division handles permits, and our tree permits and NPU guide walks through the steps.

Flood: check the parcel

Nancy Creek crosses this part of Buckhead, so give parcels near it a careful look. We make no flood claim for any street or lot. Search the exact address on FEMA’s Flood Map Service Center, ask the seller about any flood insurance or water history, and let your lender and insurer read the map for you.

FEMA's Flood Map Service Center (msc.fema.gov) is the official public source for flood maps; buyers can search a specific address there. (FEMA, checked 2026-10-19)

Schools: check the exact address

We never say which schools serve a street or a building. APS answers that for one address at a time, and its zones are about to change.

Looking up school zones

  • Atlanta Public Schools publishes an 'APS School Zone Locator: 2026-27' at maps.apsk12.org. It looks up the zoned elementary, middle and high school for an address, and APS says to call Student Assignment & Records at (404) 802-2233 with questions about a specific residence. Atlanta Public Schools, checked 2026-10-19
  • As Phase 2 of APS Forward 2040, APS is updating school attendance zones for the 2027-2028 school year. It planned to bring a recommendation to the Board in November for a first read, with a vote on December 7. New zones would take effect in August 2027. Atlanta Public Schools, checked 2026-10-19
  • APS's locator disclaimer says APS is not liable for errors in the zone data or for actions taken in reliance on it. Atlanta Public Schools, checked 2026-10-19

Run the address in the APS School Zone Locator and, if it matters to your decision, call APS to confirm. Our school zones guide explains the redraw.

Checks before you offer

  • City of Atlanta or Sandy Springs, from the parcel’s tax district, before anything else.
  • A tree survey, and the City Arborist permits any building plan would need.
  • The parcel’s flood status on FEMA’s map.
  • If the parcel is in the City, the school zone for the exact address in the APS locator.

If you will live in the home, file your own homestead exemption with Fulton County after you close. The seller’s exemption does not carry over to you.

Homestead after you buy

  • Georgia's homestead exemption generally requires that the homeowner owned the home and it was their legal residence as of January 1 of the tax year (O.C.G.A. 48-5-40). Georgia Dept. of Revenue, checked 2026-10-19
  • In Fulton, a granted homestead exemption renews automatically while the owner keeps living in the home under the same ownership. If the deed changes, the exemption is removed and the owner must re-file. Fulton County Board of Assessors, checked 2026-10-19
  • The Fulton County Board of Assessors accepts homestead applications year-round, but they must be filed on or before April 1 to count for the current tax year; later applications apply to the next tax year. Fulton County Board of Assessors, checked 2026-10-19

The property taxes and homestead guide covers how and when to apply.

Questions buyers ask

Does an “Atlanta, GA” address in Buckhead mean the home is in the City of Atlanta?

Not always. ZIP codes 30319, 30327 and 30342 also serve Sandy Springs, and in 2026 USPS agreed to make Sandy Springs the default mailing city for Sandy Springs addresses in those ZIPs. Check the parcel’s tax district.

Do I need a permit to cut down a tree on my Buckhead lot?

Usually, yes. On private property in Atlanta, removing or impacting any non-pine tree 6 inches or more in diameter, or any pine 12 inches or more, needs a permit from the City Arborist.
