Peachtree Battle and Collier Hills Homes

The short answer

Peachtree Battle, Collier Hills and the neighborhoods around them sit at Buckhead’s south end along Peachtree Creek and Northside Drive, in the City of Atlanta’s NPU C, with Peachtree Heights West and Peachtree Hills in NPU B. Midtown is about 5 minutes away with no traffic (OSRM estimate). Because the creek runs through here, check every parcel on FEMA’s flood map before you offer.

Which neighborhoods this covers

Buckhead’s south end along Peachtree Creek and Northside Drive. Most of it is Neighborhood Planning Unit C, including Peachtree Battle Alliance, Wesley Battle, Collier Hills, Collier Hills North and Memorial Park. Peachtree Heights West and Peachtree Hills, to the east, are in NPU B.

Official neighborhoods

  • NPU C includes 21 official neighborhoods: Arden/Habersham, Argonne Forest, Brandon, Castlewood, Channing Valley, Collier Hills, Collier Hills North, Colonial Homes, Cross Creek, Fernleaf, Hanover West, Memorial Park, Peachtree Battle Alliance, Ridgewood Heights, Springlake, Wesley Battle, Westminster/Milmar, Westover Plantation, Wildwood, Woodfield and Wyngate. City of Atlanta, checked 2026-10-19
  • NPU B includes 16 official neighborhoods: Brookhaven, Buckhead Forest, Buckhead Heights, Buckhead Village, East Chastain Park, Garden Hills, Lenox, Lindbergh/Morosgo, North Buckhead, Peachtree Heights East, Peachtree Heights West, Peachtree Hills, Peachtree Park, Pine Hills, Ridgedale Park and South Tuxedo Park. City of Atlanta, checked 2026-10-19
  • The Census Geocoder places all seven buyer-area centre points in the City of Atlanta and Fulton County: Buckhead Village (360 Pharr Rd. area), Tuxedo Road NW, Chastain Memorial Park, Garden Hills Park, Peachtree Battle Avenue NW, Mount Paran Road NW and Lindbergh. Lenox Square, Buckhead MARTA station and North Buckhead Drive NE also fall in the City of Atlanta. U.S. Census Bureau Geocoder, checked 2026-10-19

Brookwood Hills and Ardmore are not in Buckhead’s NPUs

Listings often call these streets “south Buckhead”. On the City’s map they are in NPU E, just south of Buckhead’s NPUs. That changes the NPU, not the city: NPU E is still part of the City of Atlanta.

Brookwood Hills, Brookwood and Ardmore, often marketed as south Buckhead, are officially in NPU E (with Midtown, Ansley Park and Atlantic Station), not NPU A, B or C. (City of Atlanta, checked 2026-10-19)

Check the parcel either way. Search the parcel on Fulton County’s qPublic property search and read its tax district before you rely on the mailing address.

What the housing is

The housing mix is not published at area level. The ZIP areas that cover these streets also take in Midtown and the Westside, so their survey figures would describe somewhere else. We found no neighborhood-level source and we do not describe lot sizes.

Peachtree Creek and the flood check

Atlanta Memorial Park and Bitsy Grant Tennis Center sit along the creek, and the creek is the reason to read flood maps carefully.

OpenStreetMap maps Bitsy Grant Tennis Center next to Atlanta Memorial Park, along Peachtree Creek west of Northside Drive. The Census Geocoder places both points in the City of Atlanta, Fulton County. (OpenStreetMap, checked 2026-10-19)

Flood: check the parcel

Peachtree Creek runs through this part of Atlanta. Whether a given lot is in a mapped flood zone is something only the map for that parcel can tell you. We make no flood claim for any street or lot. Search the exact address on FEMA’s Flood Map Service Center, ask the seller about any flood insurance or water history, and let your lender and insurer read the map for you.

FEMA's Flood Map Service Center (msc.fema.gov) is the official public source for flood maps; buyers can search a specific address there. (FEMA, checked 2026-10-19)

If the home is near the water, also ask your insurer for a flood quote during due diligence, not after. A quote takes little time and can change your offer.

Getting around

The Peachtree Battle point is about 1.7 miles on foot from Lindbergh Center and about 2.7 miles from Arts Center in Midtown (OSRM walking estimates). Most trips will be by car.

Rail

  • Estimated walking routes on the OpenStreetMap foot network: Lindbergh Center station is about 0.2 mi from the Lindbergh area point and about 1.1 mi from Garden Hills Park. Buckhead station is about 1.0 mi from the Buckhead Village point. The Tuxedo Road, Chastain Park and Mount Paran points are each 2.5 mi or more on foot from the nearest MARTA rail station. OpenStreetMap routing (OSRM), checked 2026-10-19
  • MARTA's Lindbergh Center is on both the Red and Gold Lines. It is the transfer point between the North Springs (Red Line) and Doraville (Gold Line) branches, and it has local and regional bus connections. MARTA, checked 2026-10-19
  • MARTA's Arts Center station in Midtown is on the Red and Gold Lines. MARTA, checked 2026-10-19

Places nearby

Tennis, golf and a park sit along the creek and Northside Drive. Two hospitals are just to the south-east on Peachtree Road; we list them as places, not as part of Buckhead.

Landmarks

  • Bobby Jones Golf Course lists its address as 2205 Northside Drive NW, Atlanta, GA 30305. The course says it has a reversible course designed by Bob Cupp (Azalea and Magnolia nines) and is home to the Georgia Golf Hall of Fame. Bobby Jones Golf Course, checked 2026-10-19

Trees: the permit comes before the saw

Atlanta regulates trees on private property, and the rules changed recently. If your plans for a house include clearing, an addition, a pool or a new driveway, find out what the trees on that lot will cost you before you set your offer.

Atlanta’s tree rules

  • Under Atlanta's tree ordinance, no one may remove, destroy or 'impact' a regulated tree on private property without a permit from the City Arborist. On private property, a regulated tree is any non-pine tree 6 inches or more in diameter at breast height (DBH), or any pine 12 inches or more. City of Atlanta, checked 2026-10-19
  • Under the new ordinance, the established recompense value for removing a healthy tree is $140.00 (per diameter inch, per the ordinance's worked example), effective January 1, 2026. From January 1, 2027 it adjusts each year for Atlanta-area inflation (CPI-U). City of Atlanta, checked 2026-10-19
  • The City says the second phase of the Tree Protection Ordinance took effect January 1, 2026. City of Atlanta, checked 2026-10-19
  • The City of Atlanta Arborist Division (Department of City Planning) protects the tree canopy on private property. Tree removal is permitted either under a building permit or through an application to remove a dead, dying, diseased or hazardous tree, and properties are posted before removal under building permits so the public can appeal. City of Atlanta, checked 2026-10-19

Ask the seller for any tree survey or past arborist permits, and get your own survey if you plan to build. The City Arborist Division handles permits, and our tree permits and NPU guide walks through the steps.

Schools: check the exact address

We never say which schools serve a street or a building. APS answers that for one address at a time, and its zones are about to change.

Looking up school zones

  • Atlanta Public Schools publishes an 'APS School Zone Locator: 2026-27' at maps.apsk12.org. It looks up the zoned elementary, middle and high school for an address, and APS says to call Student Assignment & Records at (404) 802-2233 with questions about a specific residence. Atlanta Public Schools, checked 2026-10-19
  • As Phase 2 of APS Forward 2040, APS is updating school attendance zones for the 2027-2028 school year. It planned to bring a recommendation to the Board in November for a first read, with a vote on December 7. New zones would take effect in August 2027. Atlanta Public Schools, checked 2026-10-19
  • APS's locator disclaimer says APS is not liable for errors in the zone data or for actions taken in reliance on it. Atlanta Public Schools, checked 2026-10-19

Run the address in the APS School Zone Locator and, if it matters to your decision, call APS to confirm. Our school zones guide explains the redraw.

Checks before you offer

  • The official neighborhood and NPU on the City’s list, if the listing says south Buckhead.
  • The tax district on Fulton County’s qPublic.
  • The parcel’s flood status on FEMA’s map, a flood insurance quote, and the seller’s account of any water history.
  • Every regulated tree you would remove, and the City Arborist permit it needs.
  • The school zone for the exact address in the APS locator.

If you will live in the home, file your own homestead exemption with Fulton County after you close. The seller’s exemption does not carry over to you.

Homestead after you buy

  • Georgia's homestead exemption generally requires that the homeowner owned the home and it was their legal residence as of January 1 of the tax year (O.C.G.A. 48-5-40). Georgia Dept. of Revenue, checked 2026-10-19
  • In Fulton, a granted homestead exemption renews automatically while the owner keeps living in the home under the same ownership. If the deed changes, the exemption is removed and the owner must re-file. Fulton County Board of Assessors, checked 2026-10-19
  • The Fulton County Board of Assessors accepts homestead applications year-round, but they must be filed on or before April 1 to count for the current tax year; later applications apply to the next tax year. Fulton County Board of Assessors, checked 2026-10-19

The property taxes and homestead guide covers how and when to apply.
