Garden Hills and Peachtree Park Homes

The short answer

Garden Hills, Peachtree Park and Peachtree Heights East are official City of Atlanta neighborhoods in NPU B, just south-east of Buckhead Village, in a ZIP area that lies entirely inside the City. Lindbergh Center station is about a mile on foot from Garden Hills Park. Before you buy, check the address in the APS School Zone Locator, the City tree rules, and FEMA’s flood map.

Which neighborhoods this covers

Three official City neighborhoods, all in Neighborhood Planning Unit B: Garden Hills, Peachtree Park and Peachtree Heights East. They sit just south-east of Buckhead Village. The Garden Hills Park point we tested is in ZIP area 30305, which lies entirely inside the City of Atlanta.

Official neighborhoods and city limits

  • NPU B includes 16 official neighborhoods: Brookhaven, Buckhead Forest, Buckhead Heights, Buckhead Village, East Chastain Park, Garden Hills, Lenox, Lindbergh/Morosgo, North Buckhead, Peachtree Heights East, Peachtree Heights West, Peachtree Hills, Peachtree Park, Pine Hills, Ridgedale Park and South Tuxedo Park. City of Atlanta, checked 2026-10-19
  • Census geography shows that three 'Atlanta' ZIP areas cross city lines. ZCTA 30319 is mostly in Brookhaven: about 11% of its land is in the City of Atlanta, with small parts in Sandy Springs, Chamblee and Dunwoody. By land area, ZCTA 30342 is about 46% City of Atlanta and 54% Sandy Springs, and ZCTA 30327 is about 64% City of Atlanta and 36% Sandy Springs. ZCTAs 30305 and 30326 lie entirely within the City of Atlanta. U.S. Census Bureau, checked 2026-10-19
  • The Census Geocoder places all seven buyer-area centre points in the City of Atlanta and Fulton County: Buckhead Village (360 Pharr Rd. area), Tuxedo Road NW, Chastain Memorial Park, Garden Hills Park, Peachtree Battle Avenue NW, Mount Paran Road NW and Lindbergh. Lenox Square, Buckhead MARTA station and North Buckhead Drive NE also fall in the City of Atlanta. U.S. Census Bureau Geocoder, checked 2026-10-19

That makes the mailing-address trap weaker here than at Buckhead’s north edge. Search the parcel on Fulton County’s qPublic property search and read its tax district before you rely on the mailing address. It takes a minute and settles it.

What the housing is

Mixed, but we can only show it for the whole ZIP area. The survey figures for 30305 include the Peachtree corridor high-rises, so they are not Garden Hills figures. Use them as context, not as a description of any street.

ZIP area 30305, 2020-2024 ACS

  • The 2020-2024 ACS shows very different housing from one ZIP area to the next. In ZCTA 30326 (the Lenox/Phipps area), 92.2% of units are in buildings of 20+ units and 1.5% are detached houses. ZCTA 30327 (northwest Buckhead plus part of Sandy Springs) is 61.2% detached houses, and 78.1% of its occupied homes are owner-occupied. ZCTA 30305 is 25.7% detached houses and 60.2% units in 20+ unit buildings. ZCTA 30342 is 35.8% detached and 33.4% in 20+ unit buildings. U.S. Census Bureau, checked 2026-10-19
  • By the 2020-2024 ACS, 74.8% of housing units in ZCTA 30326 were built in 2000 or later: 4.9% in 2020 or later, 33.7% in 2010-2019 and 36.2% in 2000-2009. In ZCTA 30305, 9.5% were built in 1939 or earlier. U.S. Census Bureau, checked 2026-10-19

An older house brings its own checks: the age of the wiring, plumbing, roof and sewer line, and what a renovation would mean for the trees on the lot. We do not describe lot sizes; the plat and a survey do.

Getting around

Garden Hills Park is about 1.1 miles on foot from Lindbergh Center and about 1.9 miles from Buckhead station (OSRM walking estimates from one point). Lindbergh Center is on both the Red and Gold Lines.

Rail

  • Estimated walking routes on the OpenStreetMap foot network: Lindbergh Center station is about 0.2 mi from the Lindbergh area point and about 1.1 mi from Garden Hills Park. Buckhead station is about 1.0 mi from the Buckhead Village point. The Tuxedo Road, Chastain Park and Mount Paran points are each 2.5 mi or more on foot from the nearest MARTA rail station. OpenStreetMap routing (OSRM), checked 2026-10-19
  • MARTA's Lindbergh Center is on both the Red and Gold Lines. It is the transfer point between the North Springs (Red Line) and Doraville (Gold Line) branches, and it has local and regional bus connections. MARTA, checked 2026-10-19

These are free-flow estimates from one point in the area. They ignore traffic, signals and time of day, so treat them as a floor, not a promise. The Buckhead drive-time board compares all seven areas.

Schools: a school’s name is not a school zone

An APS elementary school carries the Garden Hills name, and a private school sits on Peachtree Way. Neither fact tells you which school serves a house. We list them as places only.

Schools as places

  • APS's 2026-2027 North Atlanta Cluster Advisory Team lists eight schools: Bolton Academy, E. Rivers Elementary, Garden Hills Elementary, Morris Brandon Elementary, Sarah Smith Elementary, W. T. Jackson Elementary, Sutton Middle and North Atlanta High. Atlanta Public Schools, checked 2026-10-19
  • Christ the King School lists its address as 46 Peachtree Way, Atlanta, GA 30305. The Census Geocoder places that address in the City of Atlanta, Fulton County. Christ the King School, checked 2026-10-19

Looking up school zones

  • Atlanta Public Schools publishes an 'APS School Zone Locator: 2026-27' at maps.apsk12.org. It looks up the zoned elementary, middle and high school for an address, and APS says to call Student Assignment & Records at (404) 802-2233 with questions about a specific residence. Atlanta Public Schools, checked 2026-10-19
  • As Phase 2 of APS Forward 2040, APS is updating school attendance zones for the 2027-2028 school year. It planned to bring a recommendation to the Board in November for a first read, with a vote on December 7. New zones would take effect in August 2027. Atlanta Public Schools, checked 2026-10-19
  • APS's locator disclaimer says APS is not liable for errors in the zone data or for actions taken in reliance on it. Atlanta Public Schools, checked 2026-10-19

Run the exact address in the APS School Zone Locator and confirm with APS if the answer matters to your decision. Our school zones guide explains the 2027-28 redraw.

Trees: the permit comes before the saw

Atlanta regulates trees on private property, and the rules changed recently. If your plans for a house include clearing, an addition, a pool or a new driveway, find out what the trees on that lot will cost you before you set your offer.

Atlanta’s tree rules

  • Under Atlanta's tree ordinance, no one may remove, destroy or 'impact' a regulated tree on private property without a permit from the City Arborist. On private property, a regulated tree is any non-pine tree 6 inches or more in diameter at breast height (DBH), or any pine 12 inches or more. City of Atlanta, checked 2026-10-19
  • Under the new ordinance, the established recompense value for removing a healthy tree is $140.00 (per diameter inch, per the ordinance's worked example), effective January 1, 2026. From January 1, 2027 it adjusts each year for Atlanta-area inflation (CPI-U). City of Atlanta, checked 2026-10-19
  • The City says the second phase of the Tree Protection Ordinance took effect January 1, 2026. City of Atlanta, checked 2026-10-19
  • The City of Atlanta Arborist Division (Department of City Planning) protects the tree canopy on private property. Tree removal is permitted either under a building permit or through an application to remove a dead, dying, diseased or hazardous tree, and properties are posted before removal under building permits so the public can appeal. City of Atlanta, checked 2026-10-19

Ask the seller for any tree survey or past arborist permits, and get your own survey if you plan to build. The City Arborist Division handles permits, and our tree permits and NPU guide walks through the steps.

Flood: check the parcel

We have no flood source specific to these neighborhoods. We make no flood claim for any street or lot. Search the exact address on FEMA’s Flood Map Service Center, ask the seller about any flood insurance or water history, and let your lender and insurer read the map for you.

FEMA's Flood Map Service Center (msc.fema.gov) is the official public source for flood maps; buyers can search a specific address there. (FEMA, checked 2026-10-19)

Checks before you offer

  • The tax district on Fulton County’s qPublic, even inside 30305.
  • The school zone for the exact address in the APS locator, keeping in mind that zones change for 2027-28.
  • Every regulated tree you would remove, and the City Arborist permit it needs.
  • The parcel’s flood status on FEMA’s map.
  • If the home is in an association, the declaration, budget, dues and recent minutes, in writing.

If you will live in the home, file your own homestead exemption with Fulton County after you close. The seller’s exemption does not carry over to you.

Homestead after you buy

  • Georgia's homestead exemption generally requires that the homeowner owned the home and it was their legal residence as of January 1 of the tax year (O.C.G.A. 48-5-40). Georgia Dept. of Revenue, checked 2026-10-19
  • In Fulton, a granted homestead exemption renews automatically while the owner keeps living in the home under the same ownership. If the deed changes, the exemption is removed and the owner must re-file. Fulton County Board of Assessors, checked 2026-10-19
  • The Fulton County Board of Assessors accepts homestead applications year-round, but they must be filed on or before April 1 to count for the current tax year; later applications apply to the next tax year. Fulton County Board of Assessors, checked 2026-10-19

The property taxes and homestead guide covers how and when to apply.
