Which neighborhoods this covers
This guide groups the official City neighborhoods around Chastain Park: Chastain Park itself, in Neighborhood Planning Unit A, and East Chastain Park and North Buckhead, in NPU B. The grouping is ours; the lines are the City’s.
Official neighborhoods
- NPU A includes 11 official City of Atlanta neighborhoods: Chastain Park, Kingswood, Margaret Mitchell, Mt. Paran Parkway, Mt. Paran/Northside, Paces, Pleasant Hill, Randall Mill, Tuxedo Park, West Paces Ferry/Northside and Whitewater Creek. City of Atlanta, checked 2026-10-19
- NPU B includes 16 official neighborhoods: Brookhaven, Buckhead Forest, Buckhead Heights, Buckhead Village, East Chastain Park, Garden Hills, Lenox, Lindbergh/Morosgo, North Buckhead, Peachtree Heights East, Peachtree Heights West, Peachtree Hills, Peachtree Park, Pine Hills, Ridgedale Park and South Tuxedo Park. City of Atlanta or Sandy Springs?
This is the check that matters most here. The park sits on the north edge of the City, and the ZIP codes do not follow the city line.
Why the address is not enough
- Census geography shows that three 'Atlanta' ZIP areas cross city lines. ZCTA 30319 is mostly in Brookhaven: about 11% of its land is in the City of Atlanta, with small parts in Sandy Springs, Chamblee and Dunwoody. By land area, ZCTA 30342 is about 46% City of Atlanta and 54% Sandy Springs, and ZCTA 30327 is about 64% City of Atlanta and 36% Sandy Springs. ZCTAs 30305 and 30326 lie entirely within the City of Atlanta. U.S. Census Bureau, checked 2026-10-19
- Two addresses written as 'Atlanta, GA' are outside the City of Atlanta, according to the Census Geocoder. 4820 Long Island Dr., Atlanta, GA 30342 is in the City of Sandy Springs (Fulton County). 4047 Peachtree Rd NE, Atlanta, GA 30319 is in the City of Brookhaven (DeKalb County); MARTA gives it as Brookhaven Station's address. U.S. Census Bureau Geocoder, checked 2026-10-19
- USPS agreed in 2026 to make 'Sandy Springs' the default mailing city for municipal (Sandy Springs) addresses in ZIP Codes 30319, 30327, 30328, 30338, 30339, 30342 and 30350. Three of those ZIPs (30319, 30327, 30342) also serve parts of Buckhead, so a ZIP alone does not tell you the city. City of Sandy Springs, checked 2026-10-19
- The Census Bureau says the Post Office 'city' name in a mailing address may differ from the legal municipality where a home actually sits; jurisdiction follows physical location, not the mailing city. U.S. Census Bureau, checked 2026-10-19
The Long Island Drive address in that list is the lesson: it reads “Atlanta, GA 30342” and it is in Sandy Springs. City or Sandy Springs decides your tax bill, your zoning office, your tree rules and your school system. Search the parcel on Fulton County’s qPublic property search and read its tax district before you rely on the mailing address. The Is it in Buckhead, Atlanta? guide walks through it.
Chastain Park
The park
- The September 2025 Discover Chastain plan, developed for the Chastain Park partners and the City of Atlanta, calls Chastain Park Atlanta's second-largest park by land area at 268 acres (Westside Park is the largest) and by far the largest park in North Atlanta. Chastain Park Conservancy, checked 2026-10-19
- The Discover Chastain plan lists uses inside Chastain Park, including tennis, a pool, an arts center, an amphitheatre, a playground, a horse park, the Galloway School and City of Atlanta golf. Several are run by partner organizations under leases or MOUs with the City of Atlanta. Chastain Park Conservancy, checked 2026-10-19
Several of those uses are run by partner groups under agreements with the City, so check with each one directly. The Chastain Park Conservancy also has a project under way to add greenspace:
Chastain Park Conservancy says its Palisades Project will open nearly 30 acres of new greenspace, with trails, overlooks, natural play areas and connections to Nancy Creek. (Chastain Park Conservancy, checked 2026-10-19)
That land is planned, not open yet. Blue Heron Nature Preserve on Roswell Road describes itself as part of the North Buckhead neighborhood, and a private school campus sits on Chastain Park Avenue. Both are listed here as places only.
Other places
- Blue Heron Nature Preserve, at 4055 Roswell Road NE, Atlanta, GA 30342, says it is in Atlanta's North Buckhead neighborhood. It describes a 3-mile Blueway Trail through 30 acres of woodlands, wetlands, riparian areas and meadows. Blue Heron Nature Preserve, checked 2026-10-19
- The Galloway School lists its address as 215 Chastain Park Ave NW, Atlanta GA 30342. The Census Geocoder places that address in the City of Atlanta, Fulton County. The Galloway School, checked 2026-10-19

What the housing is
The housing mix is not published at area level. The ZIP-area survey for 30342 mixes in a large part of Sandy Springs, so we do not apply it to Chastain, and we found no neighborhood-level source. We do not describe lot sizes. Check the listing, the plat and the survey for the home in front of you.
Getting around
There is no rail close by. The park point is about 3.2 miles on foot from Buckhead station (OSRM walking estimate). Medical Center station on the Red Line lies to the north, but it is in Sandy Springs, not Buckhead.
Rail
- Estimated walking routes on the OpenStreetMap foot network: Lindbergh Center station is about 0.2 mi from the Lindbergh area point and about 1.1 mi from Garden Hills Park. Buckhead station is about 1.0 mi from the Buckhead Village point. The Tuxedo Road, Chastain Park and Mount Paran points are each 2.5 mi or more on foot from the nearest MARTA rail station. OpenStreetMap routing (OSRM), checked 2026-10-19
- Two nearby MARTA stations are outside the City of Atlanta. The Census Geocoder places the Brookhaven/Oglethorpe station point in Brookhaven (DeKalb County) and the Medical Center station point in Sandy Springs (Fulton County). It places Perimeter Mall in Dunwoody (DeKalb County). U.S. Census Bureau Geocoder, checked 2026-10-19
- MARTA's Medical Center station is on the Red Line. MARTA lists three hospitals nearby: Northside, St. Joseph's, and Children's Healthcare of Atlanta at Scottish Rite. MARTA, checked 2026-10-19
| From Chastain Park to | Drive time with no traffic (OSRM estimate) |
|---|---|
| Midtown (Arts Center station) | about 15 min |
| Downtown (Five Points station) | about 20 min |
| Hartsfield-Jackson Airport (airport center point) | about 40 min |
| Perimeter Center (Perimeter Mall, Dunwoody) | about 15 min |
| Emory University Hospital (Clifton Road) | about 25 min |
| Truist Park and The Battery (Cobb County) | about 15 min |
These are free-flow estimates from one point in the area. They ignore traffic, signals and time of day, so treat them as a floor, not a promise. The Buckhead drive-time board compares all seven areas.
Trees: the permit comes before the saw
Atlanta regulates trees on private property, and the rules changed recently. If your plans for a house include clearing, an addition, a pool or a new driveway, find out what the trees on that lot will cost you before you set your offer.
Atlanta’s tree rules
- Under Atlanta's tree ordinance, no one may remove, destroy or 'impact' a regulated tree on private property without a permit from the City Arborist. On private property, a regulated tree is any non-pine tree 6 inches or more in diameter at breast height (DBH), or any pine 12 inches or more. City of Atlanta, checked 2026-10-19
- Under the new ordinance, the established recompense value for removing a healthy tree is $140.00 (per diameter inch, per the ordinance's worked example), effective January 1, 2026. From January 1, 2027 it adjusts each year for Atlanta-area inflation (CPI-U). City of Atlanta, checked 2026-10-19
- The City says the second phase of the Tree Protection Ordinance took effect January 1, 2026. City of Atlanta, checked 2026-10-19
- The City of Atlanta Arborist Division (Department of City Planning) protects the tree canopy on private property. Tree removal is permitted either under a building permit or through an application to remove a dead, dying, diseased or hazardous tree, and properties are posted before removal under building permits so the public can appeal. City of Atlanta, checked 2026-10-19
Ask the seller for any tree survey or past arborist permits, and get your own survey if you plan to build. The City Arborist Division handles permits, and our tree permits and NPU guide walks through the steps.
Flood: check the parcel
Nancy Creek runs through north Buckhead, and the Conservancy’s plans mention connections to it, so give parcels near the creek a careful look. We make no flood claim for any street or lot. Search the exact address on FEMA’s Flood Map Service Center, ask the seller about any flood insurance or water history, and let your lender and insurer read the map for you.
FEMA's Flood Map Service Center (msc.fema.gov) is the official public source for flood maps; buyers can search a specific address there. (FEMA, checked 2026-10-19)
Schools: check the exact address
We never say which schools serve a street or a building. APS answers that for one address at a time, and its zones are about to change.
Looking up school zones
- Atlanta Public Schools publishes an 'APS School Zone Locator: 2026-27' at maps.apsk12.org. It looks up the zoned elementary, middle and high school for an address, and APS says to call Student Assignment & Records at (404) 802-2233 with questions about a specific residence. Atlanta Public Schools, checked 2026-10-19
- As Phase 2 of APS Forward 2040, APS is updating school attendance zones for the 2027-2028 school year. It planned to bring a recommendation to the Board in November for a first read, with a vote on December 7. New zones would take effect in August 2027. Atlanta Public Schools, checked 2026-10-19
- APS's locator disclaimer says APS is not liable for errors in the zone data or for actions taken in reliance on it. Atlanta Public Schools, checked 2026-10-19
Run the address in the APS School Zone Locator and, if it matters to your decision, call APS to confirm. Our school zones guide explains the redraw.
Listings
Homes for sale here appear in the live feed on Buckhead, Atlanta homes for sale. Confirm the tax district for every listing near the north edge before you compare it with the rest of Buckhead.
Next step: if you are still choosing, the area finder matches the seven areas to what you need. If you already have an address, run it through the buyer due-diligence checker before you offer. Or read the neighboring guide: Tuxedo Park and West Paces Ferry.
Questions buyers ask
Does an “Atlanta, GA” address in Buckhead mean the home is in the City of Atlanta?
Not always. ZIP codes 30319, 30327 and 30342 also serve Sandy Springs, and in 2026 USPS agreed to make Sandy Springs the default mailing city for Sandy Springs addresses in those ZIPs. Check the parcel’s tax district.

How big is Chastain Park?
The 2025 Discover Chastain plan calls Chastain Park the City of Atlanta’s second-largest park by land area, at 268 acres, and by far the largest in North Atlanta.
