The short answer

Tuxedo Park is an official City of Atlanta neighborhood in NPU A, on the residential streets around Tuxedo Road and West Paces Ferry Road, near the Governor’s Mansion and the Atlanta History Center. What Tuxedo Park is, officially

Tuxedo Park is one of the City of Atlanta’s official neighborhoods, listed in Neighborhood Planning Unit A alongside West Paces Ferry/Northside and Paces. South Tuxedo Park is a separate official neighborhood, and it sits in NPU B. This guide covers the residential streets around Tuxedo Road and West Paces Ferry Road; the exact neighborhood line is the one on the City’s map, not ours.

Official neighborhoods

  • NPU A includes 11 official City of Atlanta neighborhoods: Chastain Park, Kingswood, Margaret Mitchell, Mt. Paran Parkway, Mt. Paran/Northside, Paces, Pleasant Hill, Randall Mill, Tuxedo Park, West Paces Ferry/Northside and Whitewater Creek. City of Atlanta, checked 2026-10-19
  • NPU B includes 16 official neighborhoods: Brookhaven, Buckhead Forest, Buckhead Heights, Buckhead Village, East Chastain Park, Garden Hills, Lenox, Lindbergh/Morosgo, North Buckhead, Peachtree Heights East, Peachtree Heights West, Peachtree Hills, Peachtree Park, Pine Hills, Ridgedale Park and South Tuxedo Park. City of Atlanta, checked 2026-10-19
  • Atlanta City Council districts covering the Buckhead NPUs: NPU A is in District 8; NPU B spans Districts 6, 7 and 8; NPU C spans Districts 8 and 9. City of Atlanta, checked 2026-10-19

The City keeps the neighborhood list on its Neighborhoods by NPU page. If you plan to rebuild or add on, ask the City which reviews apply; the tree permits and NPU guide covers the process.

What ZIP code is Tuxedo Park in?

More than one. The point we tested on Tuxedo Road falls in ZIP area 30305, which lies entirely inside the City of Atlanta. Western parts of this area use 30327, and that ZIP area is split with Sandy Springs.

ZIP codes and city lines

  • Census geography shows that three 'Atlanta' ZIP areas cross city lines. ZCTA 30319 is mostly in Brookhaven: about 11% of its land is in the City of Atlanta, with small parts in Sandy Springs, Chamblee and Dunwoody. By land area, ZCTA 30342 is about 46% City of Atlanta and 54% Sandy Springs, and ZCTA 30327 is about 64% City of Atlanta and 36% Sandy Springs. ZCTAs 30305 and 30326 lie entirely within the City of Atlanta. U.S. Census Bureau, checked 2026-10-19
  • USPS agreed in 2026 to make 'Sandy Springs' the default mailing city for municipal (Sandy Springs) addresses in ZIP Codes 30319, 30327, 30328, 30338, 30339, 30342 and 30350. Three of those ZIPs (30319, 30327, 30342) also serve parts of Buckhead, so a ZIP alone does not tell you the city. City of Sandy Springs, checked 2026-10-19
  • The Census Geocoder places all seven buyer-area centre points in the City of Atlanta and Fulton County: Buckhead Village (360 Pharr Rd. area), Tuxedo Road NW, Chastain Memorial Park, Garden Hills Park, Peachtree Battle Avenue NW, Mount Paran Road NW and Lindbergh. Lenox Square, Buckhead MARTA station and North Buckhead Drive NE also fall in the City of Atlanta. U.S. Census Bureau Geocoder, checked 2026-10-19

So a listing that reads “Atlanta, GA 30327” has not yet told you which city the house is in. Search the parcel on Fulton County’s qPublic property search and read its tax district before you rely on the mailing address. The Is it in Buckhead, Atlanta? guide shows how.

Is Tuxedo Park gated?

We found no official source that answers this, and listing sites disagree, so we will not say either way. For a specific house, ask the listing agent whether the street is public or private, and have your closing attorney check the title for recorded covenants or easements.

What the housing is

The housing mix is not published at area level. No source we found splits housing types for Tuxedo Park itself, and the 30327 ZIP-area survey figures would mislead here because that ZIP area takes in part of Sandy Springs. We do not describe lot sizes either. The deed, the plat and a survey for the house you want are the real answers, and the Buckhead luxury homes guide covers how to read them.

Trees: the permit comes before the saw

Atlanta regulates trees on private property, and the rules changed recently. If your plans for a house include clearing, an addition, a pool or a new driveway, find out what the trees on that lot will cost you before you set your offer.

Atlanta’s tree rules

  • Under Atlanta's tree ordinance, no one may remove, destroy or 'impact' a regulated tree on private property without a permit from the City Arborist. On private property, a regulated tree is any non-pine tree 6 inches or more in diameter at breast height (DBH), or any pine 12 inches or more. City of Atlanta, checked 2026-10-19
  • Under the new ordinance, the established recompense value for removing a healthy tree is $140.00 (per diameter inch, per the ordinance's worked example), effective January 1, 2026. From January 1, 2027 it adjusts each year for Atlanta-area inflation (CPI-U). City of Atlanta, checked 2026-10-19
  • The City says the second phase of the Tree Protection Ordinance took effect January 1, 2026. City of Atlanta, checked 2026-10-19
  • The City of Atlanta Arborist Division (Department of City Planning) protects the tree canopy on private property. Tree removal is permitted either under a building permit or through an application to remove a dead, dying, diseased or hazardous tree, and properties are posted before removal under building permits so the public can appeal. City of Atlanta, checked 2026-10-19

Ask the seller for any tree survey or past arborist permits, and get your own survey if you plan to build. The City Arborist Division handles permits, and our tree permits and NPU guide walks through the steps.

Schools: check the exact address

We never say which schools serve a street or a building. APS answers that for one address at a time, and its zones are about to change.

Looking up school zones

  • Atlanta Public Schools publishes an 'APS School Zone Locator: 2026-27' at maps.apsk12.org. It looks up the zoned elementary, middle and high school for an address, and APS says to call Student Assignment & Records at (404) 802-2233 with questions about a specific residence. Atlanta Public Schools, checked 2026-10-19
  • As Phase 2 of APS Forward 2040, APS is updating school attendance zones for the 2027-2028 school year. It planned to bring a recommendation to the Board in November for a first read, with a vote on December 7. New zones would take effect in August 2027. Atlanta Public Schools, checked 2026-10-19
  • APS's locator disclaimer says APS is not liable for errors in the zone data or for actions taken in reliance on it. Atlanta Public Schools, checked 2026-10-19

Run the address in the APS School Zone Locator and, if it matters to your decision, call APS to confirm. Our school zones guide explains the redraw.

Flood: check the parcel

Flood status is a parcel-level question here, as everywhere in Atlanta. We make no flood claim for any street or lot. Search the exact address on FEMA’s Flood Map Service Center, ask the seller about any flood insurance or water history, and let your lender and insurer read the map for you.

FEMA's Flood Map Service Center (msc.fema.gov) is the official public source for flood maps; buyers can search a specific address there. (FEMA, checked 2026-10-19)

Questions buyers ask

Do I need a permit to cut down a tree on my Buckhead lot?

Usually, yes. On private property in Atlanta, removing or impacting any non-pine tree 6 inches or more in diameter, or any pine 12 inches or more, needs a permit from the City Arborist.
